Job summary

The Building People seeks an experienced Facilities Operations Manager to oversee day-to-day facility operations in West Tennessee, including federal buildings in Memphis. You will lead the Memphis service desk, supervise maintenance teams, and ensure safety, uptime, and regulatory compliance across owned and leased properties.

You will coordinate 24/7 emergency responses, manage subcontractors, and support the Building Operating Plan development.

Qualifications

• 7+ years of facilities management experience with supervisory responsibilities.
• Working knowledge of mechanical, electrical, fire/life safety, and vertical transportation systems.
• Experience coordinating subcontractors and multi-trade maintenance teams.
• Ability to obtain HSPD-12 clearance.

Responsibilities

• Operates the Memphis administrative desk as service intake and badge enrollment center.
• Supervises maintenance mechanics, custodial staff, and subcontractors.

Job description

Position Summary

Manages day-to-day facilities operations across owned and leased buildings in West Tennessee, including the Odell Horton Federal Building and Ed Jones Federal Building & Courthouse, and leads the Memphis administrative/service desk hub.

Key Responsibilities

• Directs 24/7 emergency response for maintenance failures, asset protection, health and safety issues, and entrapments across assigned facilities.
• Operates the Memphis administrative desk as a local service call intake and building access badge enrollment center.
• Supervises maintenance mechanics, custodial staff, and local specialized subcontractors (elevators, construction).
• Monitors vertical transportation performance against the required 99% annual uptime standard and coordinates ASME A17.1-compliant inspections.
• Tracks and reports regional Acceptable Quality Level (AQL) performance, including service call response times and maintenance completion rates.
• Supports development and annual update of each facility's Building Operating Plan (BOP).

Required Qualifications

• 7+ years of facilities management experience, including supervisory responsibility.
• Working knowledge of building mechanical, electrical, fire/life safety, and vertical transportation systems.
• Experience coordinating subcontractors and multi-trade maintenance teams.
• Ability to obtain HSPD-12 clearance.

Preferred Qualifications

• Experience with GSA facilities or federal building operations.
• Familiarity with computerized maintenance management systems (CMMS).
