Responsibilities:
- Lease Management: Manage 50+ leases in partnership with market-based brokerage teams. Oversee negotiations, billing validations, rent forecasting, landlord pass throughs, and general compliance with lease terms.
- Portfolio Strategy: Assess each market for optimization of occupancy, location, and SF allocation per head. Leverage data to ensure location strategy is aligned with wealth trajectory.
- Headcount Forecasting: Partner with Human resources and occupancy planning teams to ensure space is suitable for 3-year growth strategies within each market.
- Vendor Management: Determine lease admin and brokerage outsource vendor strategy, benchmarks, and KPI’s. Manage expense of outsource vendors and ensure alignment with overall Corient financial goals.
- Stakeholder collaboration: Socialize upcoming lease events in advance with all local leadership, partners, and brokers. Ensure client relationships are considered in all deal and market strategies. Develop rent forecasts and financial modeling of market plans on a quarterly basis.
- Policies and Procedures: Create governance approval framework, routine, and reporting structure for strategies, renewals, acquisitions and dispositions.
- Budget: Use 10 year P&L model for all major deal decisions, ensuring all lease events and operating expenses are factored into long term decisions.
- Green Leasing and Environmental initiatives: Ensure deal terms include green leasing language to align the portfolio for long term success, regulatory reporting needs, and minimize environmental impact.
- Technology Support: Implement appropriate technology platforms to ensure single source of record for all lease and transaction data. Maintain and integrate technology with other real estate platforms.
- Reporting and analytics: Provide appropriate metrics, KPI’s and Business intelligence on a regular basis. Utilize data to inform business growth decisions.
Qualifications:
- 5-10+ years experience in real estate brokerage or strategy
- Bachelor's degree in real estate finance, architecture, engineering, construction, facilities management, business administration, or related field (preferred)
- Proven experience in real estate strategic consulting and execution, including budget ownership
- Experience in vendor procurement/management and contract compliance oversight
- Strong understanding of lease negotiation, green leasing terms, and real estate deal structure
- Knowledge of relevant market rates, key developers, brokers and industry experts
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse teams.
- Proficiency in Occupier, CREM, CoStar, or similar.
- Strong leadership and decision-making skills.
- Ability to multitask, prioritize, and manage time effectively in a fast-paced environment.
Pay Information
This position is exempt and is paid according to the laws of the State of NY. The pay range for this position is $190,000 -230,000 per year. We are required to provide a reasonable estimate of the compensation range for this role. This range takes into account the wide range of factors that are considered in making compensation decisions including but not limited to experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be offered a salary at or near the top of the range for a position. Salary offers are determined based on final candidate qualifications and experience.
Physical Requirements
- This position requires the physical capabilities to work in an office environment, which may include prolonged periods of sitting at a desk and working on a computer. Corient seeks to make reasonable accommodations that enable individuals with disabilities to perform essential duties when possible.
- This position may require the ability to lift up to 15 pounds.
- This position is required to work onsite 4 days per week.
U.S. Eligibility Requirements
- Must be 18 years of age or older.
- Must be willing to submit to a background investigation; any offer of employment is conditioned upon the successful completion of a background investigation.
- Must have unrestricted work authorization to work in the United States. For U.S. employment opportunities, Corient hires U.S. citizens or permanent residents. Exceptions to these requirements will be determined based on shortage of qualified candidates with a particular skill. Corient will require proof of work authorization.
- Corient participates in E-Verify and will provide the federal government with your Form I-9 information to confirm that you are authorized to work in the U.S. If E-Verify cannot confirm that you are authorized to work, this employer is required to give you written instructions and an opportunity to contact Department of Homeland Security (DHS) or Social Security Administration (SSA) so you can begin to resolve the issue before the employer can take any action against you, including terminating your employment.
