Job summary

Herc Rentals is seeking a Real Estate Manager to oversee a portfolio of ~350 locations across North America and source new sites to fuel strategic growth. You will engage broker partners, conduct market research, negotiate LOIs, and prepare comprehensive site packages for the Real Estate Committee.

Responsibilities include ensuring zoning compliance, coordinating lease negotiations with legal and senior management, and supporting acquisitions and branch openings as needed.

Qualifications

• Bachelor’s Degree in related field.
• Minimum of seven years of experience in corporate real estate in a deal making/negotiating capacity.

Responsibilities

• Communicate objectives and strategies to broker partners and manage broker network.
• Conduct Market Research and Site Selection for new branches.
• Negotiate and draft Letters of Intent for proposed deals.
• Prepare market rent comparison analyses and site approval packages.
• Evaluate zoning, permitting and use regulations for compliance.
• Coordinate leases, extensions, and related agreements with legal and senior management.
• Support real estate acquisitions, appraisals, and due diligence activities.
• Coordinate with construction and other departments during branch openings.
