Job summary

Federal Capital Partners seeks an Associate to join its real estate investment team in Chevy Chase, MD. You will underwrite acquisitions, analyze property-level data, and synthesize market information to support investment decisions and portfolio strategies.

You'll prepare memos for investment committee, coordinate due diligence, and collaborate with internal and external partners to optimize asset performance and returns.

Qualifications

• Bachelor’s degree in real estate, finance, economics, accounting or related field.
• 3–5 years of relevant work experience in real estate, finance or capital markets.
• Proficiency in real estate financial analysis for commercial office and retail assets.
• Ability to translate qualitative and quantitative information into strategic deliverables.
• Excellent written and oral communication skills.
• Strong proficiency with Excel, PowerPoint, Word and ARGUS software.
• Ability to work independently and in a team.
• Motivated self-starter with strong time management and attention to detail.
• Desire to work in a fast-paced, collaborative, entrepreneurial environment.
• Willingness to work in office five days per week and travel as needed.

Responsibilities

• Underwrite acquisitions with complex financial analyses including cash flows and sensitivity tests.
• Evaluate property-level data, rent rolls, leases, and operating/capex budgets.
• Gather macro and micro market data to inform investment decisions.
• Create memos for investment committee and partners.
• Coordinate due diligence materials and closings for acquisitions and debt financings.
• Analyze lease economics for new and renewal transactions.
• Collaborate with partners and internal teams on property management budgets and lender reporting.
• Coordinate with development, accounting, and proforma review.
• Streamline reporting to senior management for strategic decisions.
• Contribute to sector/market research, PropTech and ESG initiatives to enhance portfolio value.
• Analyze monthly financial statements and maintain quarterly/annual reports.
