Job summary

Jobtailor is seeking a Real Estate Paralegal to support the Legal Department in evaluating, drafting, and negotiating real estate agreements for renewable energy projects, with focus on title issues, financing, and project diligence.

You will work closely with attorneys to prepare documents, review title commitments, and manage risk across a growing energy portfolio. Expect independent work, deadlines, and travel up to 10%.

Qualifications

  • Bachelor's degree in related field required.
  • Paralegal certification from an ABA-accredited institution preferred but not required.
  • 4–7 years’ experience at a law firm, title/mortgage company, bank, or energy company in real estate.
  • Renewable energy industry experience preferred; solar energy experience a plus.
  • In-depth knowledge of title insurance policies and endorsements.
  • Ability to identify, assess and mitigate risks identified in title and/or survey.
  • Ability to read and comprehend ALTA surveys.
  • Understanding of sophisticated financing transactions, including tax equity and sale-leaseback transactions.
  • Advanced written and verbal communication skills.
  • Proven track record in drafting legal documents and agreements.
  • Ability to work independently, prioritize tasks, and meet deadlines.
  • Authorized to work in the U.S.; sponsorship not available.

Responsibilities

  • Prepare standard real estate documentation (amendments, PSAs, options, easements, NDAs, SNDAs).
  • Review title commitments, title reports, surveys, and related documentation.
  • Identify risks and propose mitigation measures.
  • Assist attorneys with negotiating standard-form leases, easements, and purchase agreements.
  • Procure non-disturbance agreements and encroachment agreements from applicable parties.
  • Draft, proof, and revise documents as requested by the Director.
  • Advise business units on risks posed by real estate encumbrances.
  • Perform legal research as requested.
  • Complete other tasks assigned by the Director, Senior Manager, or attorneys.
  • Travel approximately 10%.

Job description

• Report to the Senior Director of Real Estate and Compliance and receive assignments from the Senior Real Estate Manager and Legal Department attorneys
• Prepare standard real estate documentation, including amendments, PSAs, options, easements, NDAs, and SNDAs
• Review title commitments, title reports, surveys, related exceptions, and documentation
• Identify potential and actual risks and impediments to project development
• Recommend risk mitigation and/or elimination measures
• Assist attorneys with negotiation of standard-form leases, easements, and purchase agreements
• Procure non-disturbance agreements from landowner mortgage lenders, tenant farmers, other solar developers, and mineral owners
• Procure encroachment agreements and consents to improvements from utility providers
• Draft, proof, and revise documents as requested by the Director
• Advise business units on risks posed by real estate encumbrances and similar matters
• Perform legal research as requested
• Complete other tasks assigned by the Director, Senior Manager, or attorneys
• Work independently and meet scheduled completion dates in a fast-paced, growing company
• Travel approximately 10%

Requirements
  • Bachelor’s degree in related field mandatory
  • Paralegal certification from an ABA-accredited institution preferred but not required
  • A minimum four to seven years’ experience at a law firm, title/mortgage company, bank, or energy company, specifically in real estate
  • Previous experience in some aspect of the renewable energy industry preferred, with direct solar energy industry experience a plus
  • In-depth knowledge and comprehension of title insurance policies and endorsements
  • Ability to identify, assess and offer mitigative or curative measures for risk items identified in title and/or survey
  • Ability to read and comprehend ALTA surveys
  • Understanding of sophisticated financing transactions, including tax equity and sale leaseback transactions, and real estate diligence required to support such financing
  • Advanced written and verbal communication skills
  • Proven track record and experience in drafting legal documents and agreements
  • Ability to work independently, prioritize tasks, and meet scheduled completion dates
  • Applicants must be authorized to work for any employer in the U.S.
  • Unable to sponsor or take over sponsorship of employment visas at this time
