Job summary

Express Oil Change & Tire Engineers is seeking a Real Estate Development Project Manager to oversee due diligence, design, and permitting for new locations, including Birmingham-area sites. You will manage multiple commercial developments from contract execution through construction handoff.

Responsibilities include coordinating Phase I & II assessments, reviewing leases, and leading pre-application meetings with municipalities.

Qualifications

• Bachelor’s degree or higher in a related field.
• 3–6 years in commercial real estate development or site development PM roles.
• Knowledge of construction, site planning, zoning and permitting processes.
• Experience coordinating architects, engineers, surveyors, environmental consultants, and municipalities.

Responsibilities

• Manage commercial development projects from contract through construction handoff.
• Review real estate contracts/leases for timelines and contingencies.
• Coordinate Phase I & II environmental assessments and due diligence activities.
• Prepare due diligence reports with schedules and cost projections.
• Coordinate with architects/civil engineers on site layouts.
• Lead pre-application meetings with municipalities and consultants.
• Coordinate zoning, land use, utility, and permit applications.
• Ensure timely permit approvals and track milestones.
• Manage third-party consultants and project communications with leadership.
• Provide project updates to landlords/owners and secure extensions.
• Identify risks and implement solutions to minimize delays and costs.
