Job summary

Tierra Encantada HQ is seeking a Director of Real Estate Development to own market strategy, site selection, and full entitlement cycles for center openings. You will partner with franchisees and internal teams to move projects from approval to opening, balancing speed, risk, and financial performance.

The role demands 7+ years in multi-site real estate and a track record of managing LOIs, leases, due diligence, and preconstruction in a fast-growth setting.

Qualifications

• Bachelor's degree in Real Estate, Business, Construction Management, Urban Planning, Architecture, or related field.
• Proven experience leading site selection, LOI and lease negotiation, due diligence, entitlements, and preconstruction.
• Strong understanding of commercial lease structures and ability to review, redline, and negotiate real estate agreements.
• Experience evaluating prospective real estate locations for zoning, land-use, permitting, and other entitlement requirements.
• Experience working with or managing external legal counsel on real estate transactions.

Responsibilities

• Own the end-to-end real estate development process, from market strategy to permit release.
• Lead LOI and lease negotiations, ensuring alignment with company standards and risk controls.
• Coordinate entitlements, permitting, due diligence, and preconstruction activities with architects and engineers.
• Serve as the primary advisor to franchisees on site selection, negotiations, and development timelines.
• Build and manage development trackers, schedules, and dashboards for leadership visibility.
• Travel as needed to manage multi-market development efforts.
