Nooks is seeking a Real Estate Analyst to support the Director of Real Estate in Arlington, VA (onsite preferred) or Colorado Springs. You will build financial models for site opportunities, track the pipeline, and assemble documentation for internal approvals.
After sign‑offs, you’ll monitor lease dates and report performance against the original model. This role partners with Finance, Product, Growth and Operations.
Nooks is pioneering Classified-Infrastructure-as-a-Service (CIaaS) — designing, building, and operating Sensitive Compartmented Information Facilities (SCIFs) and other secured, classified environments for the defense and national security community. We work with the agencies, contractors, and mission-driven organizations that keep the nation safe, delivering the physical infrastructure that makes classified work possible. We’re growing fast, operating across multiple markets, and building a company that takes both the mission and the business seriously.
About the Role
You support the Director of Real Estate, who makes every site, negotiation, and approval decision. You build financial models for the Director’s review, keep the property opportunity pipeline current, and assemble documentation for Nooks’ internal real estate approval process. Once a site is signed, you track lease critical dates and report performance against the original model. You work on the Real Estate team within Growth as an individual contributor reporting to the Director of Real Estate.
At Nooks, we move fast. While you’ll have clear ownership over your core responsibilities, startup life means priorities can shift. We’re looking for a proactive problem‑solver who is comfortable with ambiguity and ready to lean in wherever the team needs them most to drive us forward.

The Skillset
Eligibility & Clearance
You must be authorized to work in the United States. This role does not require a security clearance.
You work on site at Nooks headquarters in Arlington, Virginia (preferred) or at our Colorado Springs, Colorado, location. Both sites are in the Scaling phase: operational and growing, with processes still maturing. Much of your work concerns prospective sites in new markets, where you apply Nooks’ evaluation criteria under the Director’s direction. Travel to sites may be required.
What Success Looks Like in This Role
Every prospective site in the pipeline carries an accurate status, current milestones, and a financial model the Director of Real Estate can rely on. Opportunities enter the internal real estate approval process with complete documentation and cross‑functional inputs already gathered, so reviews focus on the decision rather than missing information. No lease critical date on a signed site passes without being flagged. Leadership can see how each operating site performs against its original model and which assumptions held. The Director of Real Estate spends their time sourcing and negotiating rather than modeling and doing paperwork.
Cross-Functional Expectations
You work daily with the Director of Real Estate, who reviews your analysis and makes every site, negotiation, and approval decision. You collect inputs from Finance, Product, Growth, and Operations and schedule their reviews in the approval process. Lease agreements route to outside counsel or the Contracts Manager; Construction owns buildout, and Operations owns live facilities. Externally, you request property information from brokers and landlords.
