Position Overview

We are seeking an entrepreneurial, relationship-driven Acquisitions Manager to own the market-coverage, origination, and opportunity-development engine behind our growth. This role is for someone energized by understanding markets deeply, building relationships over time, creating a systematic pipeline, and turning market intelligence into a clear point of view on where RMP should spend time and capital.

Working with senior leadership on target markets and investment strategy, you will turn that direction into a living acquisition plan: map the relevant multifamily inventory, understand ownership and transaction history, identify priority assets and owners, build broker, operator, owner, and other market relationships, source marketed and off-market opportunities, and consistently move the best ideas through the funnel.

Financial sophistication is essential, but this is not primarily an Excel-production role. You should understand underwriting deeply enough to form and defend assumptions, pressure-test returns, develop a credible business plan, and know when an opportunity deserves deeper work. You will work hand-in-hand with Asset Management and operations to use real operating data to improve assumptions and determine what is actually executable.

For opportunities that advance, you will own the investment thesis and present it to a small investment committee—clearly explaining why this asset, why this market, why now, what the business plan is, what could go wrong, and why RMP should pursue it. Senior leadership retains final investment, negotiation, and capital-allocation decisions; this role owns building and advancing the opportunity set those decisions are made from.

Key Responsibilities
  • Market Coverage & Target Mapping: Build a systematic view of each target market, including the relevant multifamily inventory, ownership, transaction history, operating profile, and likely future sellers. Use that work to identify priority assets, owners, and relationship targets rather than relying only on inbound deal flow.
  • Relationship Development & Origination: Build durable relationships with brokers, owners, operators, lenders, and other market participants so RMP is consistently seeing the best opportunities, including situations that may develop well before a formal sale process.
  • Pipeline Strategy & Management: Own the sourcing funnel from market coverage through active pursuit. Maintain clear priorities, next steps, relationship follow-ups, and long-dated opportunities so the pipeline compounds over time and does not depend on senior leadership to keep it moving.
  • Opportunity Screening & Investment Thesis: Rapidly evaluate new opportunities, identify where RMP may have an angle, test the few assumptions that matter most, and develop a clear initial thesis around pricing, risk, value creation, and why the opportunity merits additional time.
  • Business Plan Development: Work closely with Asset Management, operations, financing partners, and other resources to turn an attractive asset into an executable business plan grounded in real operating data, market conditions, capital needs, and achievable performance improvements.
  • Underwriting & Financial Judgment: Own the key assumptions and economics behind each opportunity, work directly in underwriting models, pressure-test returns and sensitivities, and direct deeper analytical work when needed. The standard is investment judgment and command of the numbers, not modeling complexity for its own sake.
  • Investment Committee Leadership: Prepare and present concise investment recommendations to a small investment committee. Build conviction around why RMP should pursue a deal while clearly surfacing the risks, sensitivities, alternatives, and facts that could change the recommendation.
  • Deal Pursuit & Execution: For approved opportunities, keep the process moving through tours, offers, diligence, financing, partner coordination, and closing while maintaining the relationship and investment thesis that made the opportunity compelling in the first place.
Qualifications
  • Experience: 5+ years in commercial real estate acquisitions, investments, brokerage, principal investing, or a closely related role with meaningful responsibility for sourcing and evaluating opportunities. Multifamily experience and an established regional network are strongly preferred.
  • Relationship & Origination Ability: A natural, credible relationship builder who enjoys staying close to brokers, owners, operators, and local market participants and has evidence of turning relationships and market knowledge into real opportunities.
  • Market Curiosity & Systematic Coverage: Energized by learning a market deeply—its assets, owners, transaction history, competitive dynamics, and growth drivers—and disciplined enough to turn that knowledge into an organized sourcing strategy.
  • Investment Judgment & Underwriting Fluency: Strong command of property-level underwriting, debt sizing, return metrics, sensitivities, and business-plan analysis. Able to work directly in detailed models, challenge assumptions, and direct additional analysis without needing modeling itself to be the core of the role.
  • Business Plan & Thesis Development: Able to synthesize market intelligence, property data, operating insight, and financial analysis into a differentiated and executable investment thesis—and explain what would have to be true for the thesis to work.
  • Pipeline Ownership, Communication & Influence: Self-directed, persistent, organized, curious, collaborative, and low ego. Able to create momentum across a long pipeline, communicate a clear point of view, and make a compelling case to an investment committee without overselling the facts.
  • Travel Flexibility: Willingness to travel regularly throughout the Midwest for first-look site visits, market diligence, and transaction work.
