Key Responsibilities

  1. Solicit exclusive listing agreements for commercial properties and financing opportunities from property owners, banks (REO, non-performing assets), attorneys, receivers, and other professionals.
  2. Build and leverage relationships to generate high-quality leads.
  3. Visit properties, take photographs, and write detailed proposals.
  4. Coordinate financing and refinancing by soliciting lenders and presenting proposals.
  5. Showcase properties to buyers, investors, and tenants.
  6. Participate in negotiations and attend closings to finalize deals and collect commissions.

Ideal Candidate Profile

  1. Must be licensed as a salesperson and/or broker in New York.
  2. Proven ability to generate leads and secure listings.
  3. Established relationships with property owners, institutions, banks, or investors.
  4. Strong communication skills, both written and verbal.
  5. Self-motivated, results-driven, and passionate about real estate.
  6. Experience in real estate, finance, or related fields preferred but not required.

Compensation & Notable Deals

• Independent contractor, commission-only role.

• Typical property sales commissions range from $30,000–$90,000, with listing agents earning 25–40%.

• Notable Transactions:

  1. Recent $100M+ property sale resulted in a $2M commission: $500K paid to the listing agent.
  2. $11M mortgage placement: $27,500 commission paid to the agent.
  3. $14.5M marina construction loan: $54,375 commission paid to the agent.
  4. $100M+ property sale: $500K paid to the agent.
