Job summary

Keystone Distinction Group in Columbia, SC is seeking a Purchasing Manager to manage cost across assigned profit centers. You will cultivate trade partners, forecast partnerships for new communities, work with production, and coordinate pricing changes with sales, construction, and subcontractors.

Requirements include a Bachelor’s degree and five+ years in high-volume residential construction; strong Excel/Word/Outlook; relocation assistance available and competitive benefits.

Qualifications

  • Bachelor's degree in a four-year college or university.
  • Five or more years related experience in higher volume residential construction.
  • Proficiency with Microsoft Office Suite (Excel, Word, Outlook).
  • Previous KOVA experience preferred, not required.

Responsibilities

  • Cultivating new potential trade partners and maintaining existing trade relationships.
  • Forecasting proper placement of trade partners in upcoming new communities.
  • Work closely with production to ensure trades are responsive and our builders follow procedures.
  • Communicate product changes to sales, construction, and subcontractors as well as coordinate pricing adjustments when necessary.
  • Research and follow-up on effectiveness, response times, services, performance, and workload to hire and retain the best subcontractors.
  • Take the lead in negotiating the purchase of all labor and materials in assigned areas.
  • Preform base cost and option price analysis (more emphasis in new communities).
  • Review plans, scopes-of-work, and specifications for accuracy.
  • Renegotiate contracts with vendors when pricing has expired or increases requested.
  • Research and provide analysis and backup information as to why increases are necessary.
  • Special projects and assignments.
  • Adjust Base Model Pricing at the request of the Division Manager or Sales Manager.
  • Bid new plans, new options and plan changes, review bids for accuracy and enter into KOVA.
  • Run a Proforma to compare costs after community setup and resolve cost issues.
  • Attend division new community rollout meetings to field purchasing questions.

Job description

Purchasing Manager opportunity is available with an established, large, and growing home builder in the Columbia, SC metropolitan area with a good working culture that services a number of states in the southeast region. In this role will be responsible for complete cost management of assigned profit centers.

Essential Duties and Responsibilities
  • Cultivating new potential trade partners and maintaining existing trade relationships

  • Research and provide analysis and thorough back-up information as to why increase is necessary and must be applied
  • Special projects and assignments

  • Bid new plans, new options and plan changes, review bids for accuracy and enter in to KOVA
  • Upon notification that the community Setup is complete run a Proforma to compare costs to a similar existing community and resolve any cost issues
  • Attend the division new community rollout meeting to field any purchasing related questions

Education and/or Experience:

Bachelor's degree (B. A.) from four-year college or university; five or more years related experience in higher volume residential construction; or equivalent combination of education and experience.

Computer Skills:

Previous KOVA experience preferred, not required
