Responsibilities

  • Contracting qualified trade partners for labor and materials across all managed cost codes.
  • Work with local trades, national suppliers, and distributors to identify cost-saving opportunities.
  • Partner with Operations to ensure bids, evaluations, negotiations, and awards are completed.
  • Collaborate with Construction, Sales, and Finance to forecast needs, budgets, and community launches.
  • Ensure trade partners meet Greyhaven Homes’ standards for quality and cost-effectiveness.
  • Budgeting/Contracting of trade categories in the Division.
  • Bid, negotiate, and approve trade partner contracts with division Operations leadership.
  • Manage contract maintenance and scopes of work updates for trade assignments.
  • Develop SKU optimization and value engineering alignment with Architecture.
  • Conduct industry benchmarking and analytics/process improvement.

Job Description

The Purchasing Manager plays a critical role in supporting Greyhaven Homes’ production pipeline by sourcing, contracting, and managing trade partners across all assigned cost codes. This role requires prior experience working directly with a homebuilder—ideally with a W‑homebuilder or another high‑volume production builder—to ensure a deep understanding of residential construction processes, cost structures, and trade relationships.

The Purchasing Manager will be responsible for:

  • Contracting qualified trade partners for labor and materials across all managed cost codes.
  • Working with local trades, national/regional suppliers, and distributors to identify and negotiate cost‑saving opportunities.
  • Partnering closely with Operations to ensure all trades are properly bid, evaluated, negotiated, and awarded.
  • Collaborating with Construction, Sales, and Finance to forecast needs, maintain budgets, and support community launches.
  • Ensuring all trade partners meet Greyhaven Homes’ standards for quality, reliability, and compliance.

Candidates with homebuilding purchasing experience—especially those who have worked with homebuilders or similar production builders—will be prioritized due to their familiarity with residential scopes, takeoffs, cost code management, and builder‑trade workflows.

Additional Responsibilities:

  • Budgeting/Contracting of trade categories in the Division
  • Collaborate with Community Planning to develop community specifications and trade budgets for new land deals and new community openings
  • Bid, negotiate, and approve trade partner contracts in partnership with division Operations leaders
  • Manage contract maintenance and scopes of work updates for their trade assignments
  • Partner with Community Planning, Architecture, and other functions to ensure new plan development is looked at through the lens of value engineering and SKU optimization
  • Partner with Architecture to ensure national guidance is adhered to for room and option naming
  • Recommend strategic sourcing strategies to lower the total cost of ownership
  • Apply national strategies to the local market, unbundling labor and material pricing, where applicable
  • Oversee the model home rebate collection process
  • Conduct industry benchmarking studies
  • Analytics/Process Improvement
  • Perform financial analysis of the impact of new and existing contracts
  • Determine the financial health of trade partners, and notify others of potential problems
  • Analyze total spend by trade category, supplier, community, etc., to identify opportunities to leverage spending for greater savings
  • Product optimization, SKU demand planning
  • Determine optimum product specifications and ensure there is alignment with regional agreements
  • Optimize overall SKU availability in order to reduce cost, administrative burden, and increase procurement accuracy
  • Develop an understanding of trade partners’ cost drivers
  • Trade Partner Relationship Management
  • Facilitate a collaborative environment with trade partners, local distributors, and manufacturers
  • Measure trade partner performance, track, and counsel
  • Act as an intermediary with trade partners and Operations personnel to maintain quality standards of production and cost effectiveness

Qualifications

Required:

  • Bachelor’s Degree in Business Administration, Construction Management, or Supply Chain Management (or extensive experience in the residential homebuilding industry)
  • Minimum 5 years of experience in contracting and negotiating pricing of building materials, or some experience in the residential building sector
  • Working knowledge of Microsoft Office programs, specifically Excel, and aptitude to learn new software programs
  • Is currently working for a single-family homebuilder or has worked for a single-family homebuilder in a purchasing role
  • Located in San Antonio and able to travel to all active Greyhaven Homes communities for field walks, trade meetings, and purchasing coordination.

Preferred:

  • Supply Chain certification
  • Experience with EnterpriseOne (E1) and BuildPro software
  • Experience with Energy Star requirements, Green Building concepts, sustainability, etc.
