ARIVA Homes in the Rio Grande Valley (Edinburg, TX) is seeking a Purchasing Manager to manage all aspects of project purchasing, develop budgets, and ensure best-priced products and labor contracts for home builds.

You will supervise the purchasing team, coordinate with field staff and trades, maintain pricing databases, and support estimating with accurate SOWs and purchase orders.

Position: Purchasing Manager

Summary

As a Purchasing Manager for ARIVA Homes, you will work with a dedicated team and be responsible for obtaining and maintaining the best-qualified and best-priced products and labor contracts to build homes. You will manage and direct purchasing department staff and support the accomplishment of our organizational purpose to create beautifully engaging communities.

Duties and Responsibilities
  • Manage all aspects of project purchasing for the organization.
  • Create budgets for upcoming projects, material and quantity take-offs, estimating plans, and all compliance documentation.
  • Manage/Review costs of existing projects.
  • Bid architectural plans to subcontractors and vendors.
  • Obtain quality work at a competitive price.
  • Purchase materials.
  • Hire contractors, suppliers and laborers.
  • Maintain plans, options and pricing components of estimating and purchasing databases.
  • Oversee preparation of purchase orders and construction start packages – EPOs.
  • Maintain prices.
  • Coordinate needed construction engineering contacts.
  • Provide custom option request pricing within 3 days.
  • Assist in determining and writing accurate standard scopes of work (SOW) for each trade.
  • Approve and monitor EPO improvements.
  • Attend production meetings and operations meetings.
  • Monitor material and labor cost changes and cost comparisons.
  • Maintain price agreements.
  • Improve PO accuracies and house estimates.
  • Participate in the design and costing of new models.
  • Continue exploring innovative products, techniques, and changes in the new-home building industry.
  • Provide sales department with pricing requirements and technical support.
  • Problem-solve and reduce variances through ongoing communication with field personnel and trade partners.
  • Generate accurate lot (buyer, model) specific purchase orders and distribute them as directed.
  • Assist in rebate program.
  • Visit active jobsites and perform field counts of materials in place and compare used quantities to those in budget/estimate.
  • May be required to work extended hours, including some weekends and evenings when deadlines dictate.
  • Perform other duties as assigned.
Supervisory Responsibilities

Directly supervise one or more staff members in the Purchasing Department. Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws, including interviewing, hiring, training, planning, assigning, rewarding, disciplining, and addressing complaints and resolving problems.

Qualifications

Bachelor’s degree (B.A.) from a four-year college or university; or four to six years of related experience and/or training; or an equivalent combination of education and experience.

  • Ability to oversee direct reports daily and provide guidance as needed.

  • Ability to operate a motor vehicle.
