About the Job:
We’re looking for an experienced Purchasing Agent / Project Estimator to support the estimating and purchasing process for high-end luxury custom homes in the Boise, ID area. This role is ideal for a detail-oriented construction professional with strong experience in estimating, takeoffs, subcontractor bidding, purchasing, cost management, and vendor relationships.
This opportunity is with an established Idaho-based luxury custom homebuilder known for delivering exceptional craftsmanship, custom design, and a high-touch client experience. The company specializes in creating one-of-a-kind residences while maintaining a strong focus on quality, accurate budgeting, and cost control throughout the construction process.
What You’ll Do:
- Prepare detailed project estimates and budgets for luxury custom residential projects.
- Review construction plans, specifications, scopes of work, and project documentation to develop accurate estimates.
- Perform quantity takeoffs and cost analysis for materials, labor, and subcontractor scopes.
- Solicit, review, and compare subcontractor and vendor bids to ensure accurate pricing and complete scopes.
- Manage purchasing, purchase orders, vendor agreements, and subcontractor pricing.
- Negotiate pricing and maintain strong relationships with subcontractors, suppliers, and vendors.
- Assist with project buyout and ensure scopes are properly covered before construction.
- Track project costs, budgets, pricing changes, and cost variances throughout the construction process.
- Work closely with Project Managers, Superintendents, design teams, and leadership to maintain accurate project budgets.
- Identify opportunities for value engineering and cost savings while maintaining the company’s standards for quality and craftsmanship.
What We’re Looking For:
- Experience in residential construction estimating, purchasing, or preconstruction, ideally within custom or luxury homebuilding.
- Strong experience with estimating, takeoffs, bid solicitation, bid leveling, and cost analysis.
- Experience managing subcontractor and vendor relationships, pricing, and purchase orders.
- Ability to read and interpret construction plans, specifications, and scopes of work.
- Strong understanding of residential construction costs, materials, trades, and construction sequencing.
- Excellent organization, communication, negotiation, and problem-solving skills.
- Strong attention to detail and ability to maintain accurate project budgets and estimates.
- Ability to collaborate effectively with Project Managers, Superintendents, subcontractors, vendors, and leadership.
- Ability to work on-site in the Boise, ID area.
