Job summary

JES Holdings, through its Fairway Management division, is seeking an Apartment Maintenance Tech for Artesia Properties. This part-time on-site role focuses on timely maintenance, unit turns, and ensuring residents enjoy well-kept homes in a thriving community.

The ideal candidate has basic maintenance skills, reliability, and a readiness to learn HVAC and HUD/LIHTC standards. Compensation includes quarterly bonus potential, insurance, and opportunities for career growth in a supportive team

Qualifications

• Highschool Diploma or the equivalent.
• Entry level, 0 to 2 years of basic maintenance experience in residential settings or related fields.
• Must be able to lift up to 55 lbs and work in confined spaces, outdoors in all weather conditions.

Responsibilities

• Maintain exceptional curb appeal and perform daily resident work orders.
• Complete unit turns with painting, carpet cleaning, and general cleaning as needed.
• Be available for after-hours on-call maintenance.
• Use and maintain applicable maintenance tools.
• Coordinate with Property Manager and Maintenance Superintendent on tasks.
• Travel to regional/corporate trainings as required.

Salary Range: $19.00 To $26.00 Hourly

We are looking for dynamic professionals who are punctual, professional, and proactive. Arriving at work on time, possessing strong time management skills, providing our residents with enthusiastic service while completing work orders, and having a keen eye for detail to catch small issues before they become big in this rewarding role.

A non-extensive list of maintenance skills used in this role includes drywall repair, painting, plumbing, electrical, appliance repair, general building maintenance.

• Maintain exceptional curb appeal.
• Complete and assist with daily resident work orders.
• Be available for on call after hours.
• Must have applicable maintenance tools.
• Conduct unit turns in a timely manner including painting, carpet cleaning, and general unit cleaning as needed.
• Must be willing to assist neighboring properties in maintenance tasks.
• Must be able to pick up supplies from area vendors as needed while legally operating a registered and properly insured vehicle.
• Reports to Property Manager, Regional Manager and Maintenance Superintendent for all delegated tasks.
• Travel to and participate in both regional and corporate training and/or conferences as required.
• Maintain positive and professional relationships with residents, vendors, and other staff members.
• Make the manager aware of any health and safety concerns on site.
• Must be willing to work overtime as needed and approved
• Must be eager to train and learn company systems, engage in training programs on HVAC, safety training, and be engaged in HUD and LIHTC maintenance standard training, State inspection / INSPIRE.

Education

• Highschool Diploma or the equivalent

Experience

• Entry level, 0 to 2 years of basic maintenance experience in residential, multifamily, commercial, hotel maintenance, or related experience
• Must be able to preform all physical requirements of position including but not limited to being able to lift a minimum of 55lbs, work in enclosed spaces such as attics and crawl spaces, work outdoors in all weather conditions, including heat, cold, rain, and snow.
