Job Description

Summary: This position involves on-site management of a single community and support for other Burbank Housing communities throughout Sonoma County. The Manager of Vida Nueva Apartments oversees daily operations of a 24-unit supportive housing complex dedicated to formerly homeless individuals and families, working in coordination with the Committee on the Shelterless (COTS). Responsibilities include tenant application review, leasing, rent collection, community area oversight, maintenance coordination, tenant issue resolution, report preparation, and staff supervision. Preference is given to candidates with social or human services backgrounds, alongside affordable Property Management expertise. The position includes a 2-bedroom apartment.

Responsibilities:
  1. Follow procedures for processing applicants according to program guidelines (TCAC, CHFA, HUD, RHCP, USDA, HOME), ensuring complete and organized files.
  2. Support other properties in the Burbank Housing portfolio as needed.
  3. Coordinate management activities with COTS.
  4. Review tenant applications, maintain waiting lists, and show units.
  5. Attend necessary training, including overnight stays if required.
  6. Conduct property walks twice daily to monitor appearance and management presence.
  7. Participate in in-house training sessions.
  8. Ensure rapid turnover of vacant units by monitoring vendors and maintenance staff, including daily unit inspections.
  9. Manage rent bills, collections, and deposits; coordinate with accounting.
  10. Complete lease agreements and occupancy documentation.
  11. Perform annual tenant re-certifications and prepare various reports.
  12. Assist with audits, inspections, and compliance reports.
  13. Supervise on-site staff, provide feedback, conduct performance reviews, and oversee work quality.
  14. Instruct tenants on emergency procedures, appliance use, and property rules.
  15. Investigate tenant complaints, resolve issues, and handle eviction notices and proceedings.
  16. Show units and implement marketing strategies to reduce vacancy.
  17. Conduct annual inspections, assess damages, and coordinate repairs; manage security deposits.
  18. Coordinate maintenance activities, schedule staff, and engage contractors; prepare work orders.
  19. Handle emergency repairs if necessary.
  20. Provide local information about amenities and transportation.
  21. Manage event calendar for community rooms.
  22. Collaborate with Service Coordinator staff.
  23. Perform other duties as assigned.
Qualifications:

Minimum of 3 years managing large apartment complexes, experience with subsidized housing, and real estate license or relevant coursework preferred. Must have strong communication, time management, computer skills (Microsoft Office, Yardi Voyager), and a valid California driver’s license with reliable transportation. A pre-employment physical is required.

Physical & Other Requirements:

Regular walking, stair climbing, sitting, handling objects, reaching, stooping, kneeling, crouching, lifting up to 30 pounds, and hearing/seeing capabilities are required.
