Public Storage is seeking a Property Tax Financial Analyst to join the Tax department. You will lead analytical efforts related to development, redevelopment and acquisition underwriting, transaction execution, and investment memorandum preparation.

The role requires strong Excel skills, the ability to perform ad hoc analyses, and the capacity to report year-over-year tax trends across multiple states. You will support senior management with timely, data-driven insights and cost-saving

Qualifications

• Bachelor's and/or Master's Degree in Accounting, Finance, Economics, or a related field.
• 3+ years of experience in financial analysis, asset management, private equity or investment banking.
• Real Estate industry experience; multi-state or national exposure preferred.
• Excellent interpersonal and verbal and written communication skills.
• Strong Microsoft Office skills with focus on Excel.
• Strong analytical skills.
• Ability to manage multiple projects under tight deadlines.

Responsabilités

• Ad hoc operational analysis, monthly and quarterly reporting, budget forecasting, capital budgeting, and historical investment performance review.
• Prepare meaningful financial analyses, presentations, and performance templates to aid senior management decisions.
• Analyze and report on year-over-year property tax trends at state, district, and property levels with actionable insights.
• Maintain a comprehensive database of appeal activity, results, and cost-benefit analyses.
• Prepare senior management reporting packages, including actual-to-budget and forecast-to-budget variance analysis and cash forecasting.
• Prepare and present regular updates for executive management on changes in property tax laws and market conditions to maximize cost savings.
• Gather property-specific & market information by researching a variety of sources including, industry, regulatory and economic information, demographic data, and property information.
• Participate in ad hoc tax projects and initiatives as required to support the overall strategy of the tax department.

The Property TaxFinancial Analyst is one of the key direct reports to the head of Property and Sales Tax at Public Storage. The Analyst responsibilities include leading the department's analytical efforts related to development, redevelopment and acquisition underwriting, transaction execution and investment memorandum preparation.

Responsibilities:

• Ad hoc operational analysis, monthly and quarterly reporting preparation, budget forecasting, capital budgeting, and historical investment performance review.
• Prepare meaningful financial analyses, presentations, and performance templates to aid senior management decisions
• Analyze and report on year-over-year property tax trends at the state, district, and property levels, providing actionable insights and recommendations to senior leadership.
• Maintain a comprehensive database of appeal activity, results, and cost-benefit analyses to guide future decisions and optimize resource allocation.
• Prepare senior management reporting packages, including actual-to-budget and forecast-to-budget variance analysis and cash forecasting
• Prepare and present regular updates, reports, and presentations for executive management, highlighting key findings, risks, and opportunities related to changes in property tax laws, local market conditions, and industry best practices to ensure compliance and maximize cost savings.
• Gather property-specific & market information by researching a variety of sources including, industry, regulatory and economic information, demographic data, and property information
• Participate in ad hoc tax projectsand initiatives as required to support the overall strategy of the tax department.

• Bachelors and/or Master's Degree in Accounting, Finance, Economics, or a related field
• 3+years of experience in financial analysis, asset management, private equity or investment banking
• Real Estate industry experience is preferred; experience working with property tax appeals, analysis or related roles with multi-state or national exposure preferred
• Excellent interpersonal and verbal and written communication skills
• ExceptionalMicrosoft Office skills with a focus on Excel
