Job summary

Prime Residential is seeking a Property Operations Analyst for Park La Brea in Los Angeles to help leadership understand operational results, explain variances, and drive priorities across revenue, occupancy, delinquency, and expenses. • Authorized to work in the United States.

Responsibilities

• Own property operations KPI variance reporting for Park La Brea across revenue, occupancy, delinquency, work orders, purchase orders, and controllable expenses, with commentary on actual results versus budget, forecast, and prior period.
• Analyze operating results, identify variances and trends, and explain the drivers to the VP and operations team.
• Research material variances with operations and accounting teams to identify root causes and required follow-up.
• Support monthly operating reviews with variance schedules and trend summaries, tracking spend against budget and flagging risks.
• Prepare and support property budgets and periodic forecasts, validating inputs and linking variance explanations to performance.
• Ensure accuracy of pre-bill cycles and utility billing by validating charges with property operations and the third-party utility provider.
• Support resident ledger accuracy, delinquency tracking, and statements, resolving discrepancies with management and accounting.
• Maintain data integrity and handle confidential information with discretion.

The Opportunity

Prime Residential is looking for a Property Operations Analyst to join the team at Park La Brea, a 4,249-unit community in Los Angeles and one of the largest properties in our West Coast portfolio.

As Property Operations Analyst, you help leaders at Park La Brea understand operational results, spot variances, and act on key property operations priorities, including revenue, occupancy, delinquency, work orders, purchase orders, controllable expenses, and other above-the-line operating metrics. Reporting to the VP, Property Management, you own the variance analysis for property operations: identifying where results differ from expectations, following up on the drivers, and explaining what is behind them across operating metrics.

You will partner closely with Property Management, Property Accounting, Asset Management, and Centralized Services to interpret reported results, pinpoint operational drivers, and ensure timely follow-up on items that affect property performance. In short, you are the operations-focused partner who turns property activity and reported results into clear variance explanations, practical follow-up, and actionable insight for operational leaders.

What You Will Do

• Own property operations KPI variance reporting for Park La Brea across revenue, occupancy, delinquency, work orders, purchase orders, and controllable expenses, with clear commentary on actual results versus budget, forecast, and prior period.
• Analyze above-the-line operating results, identify variances and trends, and explain the drivers to the VP, Property Management and the operations management team.
• Research material variances with operations leaders, property team members, Property Accounting, and Centralized Services to identify root causes and required follow-up, and distinguish accounting close items from operational performance drivers.
• Support monthly operating reviews with variance schedules, trend summaries, and follow-up items, and track operational and capital project spend against budget, flagging risks or overruns early.
• Prepare and support property budgets and periodic forecasts, gathering operating assumptions, validating inputs, and tying variance explanations back to current and expected property performance.
• Own the accuracy of pre-bill each cycle and of utility billing, validating charges with property operations and the third-party utility provider before they reach residents.
• Support resident ledger accuracy, delinquency tracking, Final Account Statements, and the Centralized Services collections handoff, researching and resolving discrepancies with property management and accounting.
• Ensure the accuracy, completeness, and integrity of financial and operational data, and manage confidential information with discretion and integrity.

Requirements

• 2+ years of experience in property operations, financial analysis, resident accounting support, property management, or a related field.

Preferred

• Experience with property management / accounting software (e.g., RealPage, Yardi).
• Multifamily real estate or property operations experience.
• Experience building dashboards or automating recurring reporting.
• Experience with resident accounting, billing, or collections (accounts receivable) in a multifamily or property-operations setting.

Compensation and Benefits

Target pay: $100,000 - $110,000 annually + discretionary bonus. The pay range for this position reflects what we reasonably expect to compensate for this role; individual compensation is based on experience, education, skillset, and geographic location, and the range is reflective of the intended regional labor market.
