Timberland Partners seeks a Property Manager for Thrive Luxury Apartments in Davenport, FL. The role oversees staffing, marketing, maintenance, and resident relations at a 328-unit community.

The position involves managing on-site leasing, budgeting, and team supervision to drive performance and resident satisfaction.

Qualifications

• Previous Property Manager experience preferred.
• 2+ years on-site Leasing/Assistant Manager or 3+ years supervisory with customer service.
• Knowledge of Fair Housing regulations.
• MS Office (Word, Excel, Outlook)
• YARDI experience preferred.

Responsibilities

• Monitor and manage community rental rates to maximize income.
• Address resident complaints, concerns, and requests.
• Maintain community appearance and report/complete maintenance.
• Develop marketing initiatives as prescribed by Marketing Dept.
• Review applications, prepare leases, and complete paperwork.
• Ensure apartments are ready for move-in on schedule.
• Orient new residents to the community.
• Prepare annual budgets.
• Collect deposits, rent, and other charges timely.
• Set work schedules for on-site staff.
• Lead and develop the team.

Responsibilities

• Monitor and manages the community rental rates to maximize income
• Address resident complaints, concerns and requests appropriately
• Maintain the community’s appearance and ensures any necessary maintenance is reported and completed
• Implement creative self created strategies as well as marketing initiatives as prescribed by the Marketing Department
• Review applications, prepares and types leases and completes all necessary paperwork
• Ensure that the apartment is ready for the resident to move in on the move in date
• Orient new residents to the community
• Prepare annual budgets
• Ensure deposits, rental payments and all other charges are collected in a timely manner
• Responsible for setting the work schedule for all on site employees
• Lead by example and help your team grow by supporting their development

Minimum Qualifications

• Previous Property Manager experience highly preferred
• 2+ years of on-site Leasing Consultant and/or Assistant Manager experience or at least 3+ years of supervisory experience with customer service orientation
• Knowledge of Fair Housing regulations
• High school diploma or equivalent, college-level education strongly preferred
• Computer proficiency, including MS Office: Word, Excel, and Outlook
• YARDI experience preferred
• Active apartment association membership preferred
• Industry designations strongly preferred

Physical Demands

The job is periodically sedentary, but requires mobility (i.e. climbing stairs or squatting) to tour and inspect apartments/communities. Involves sitting, walking, or standing for prolonged periods of time and stooping for brief periods of time. There is some repetitive motion of the hands and wrists associated with using a computer.
