Carteret Management Corporation is seeking a Property Manager to oversee Jersey Commons, a 68-unit LIHTC community in Winter Haven, FL. The role is full-time salaried with a strong benefits package and responsibilities spanning resident relations, operations, budgeting, and compliance.

The ideal candidate will have affordable housing experience, LIHTC knowledge, and strong computer skills, including RealPage OneSite, Excel, Word, and Outlook, to drive efficient property management and team

Qualifications

• Strong customer service skills.
• Prior affordable housing experience with LIHTC preferred.
• TCS/C3P/HCCP certifications are a plus.
• Analytical mind to evaluate challenges and recommend actions.
• Proficiency with computers: Word, Excel, Outlook, RealPage OneSite.

Responsibilities

• Resident relations: maintain a positive, service-oriented approach to meet needs.
• Operations: oversee community, marketing & leasing, maintenance supervision, budgeting, vendor interactions.
• Compliance: ensure strict LIHTC programmatic standards.
• Leadership & supervision: hire, train and motivate on-site team; evaluate staff.
• Administrative: maximize RealPages OneSite usage; manage reporting to RPM and corporate; payroll and AP packages.

Carteret Management Corporation is seeking a PROPERTY MANAGER who will oversee operations at Jersey Commons - a newer affordable community conveniently located in Winter Haven, Florida. Units: 68 Units (1 & 2 bedrooms)

Program: LIHTC

Responsibilities include, but are not limited to:

• Resident Relations: Maintain a positive, customer service-oriented approach to management with a goal of meeting resident and community needs.
• Operations: Responsible for oversight of community, including marketing & leasing, supervision of maintenance, purchasing and working within budget, handling resident concerns or issues, interaction with vendors, etc.
• Compliance: The property is a Low Income Housing Tax Credit site; manager must ensure that strictest compliance is maintained with all programmatic standards.
• Leadership & Supervision: hire, train and motivate on-site team. Assist in evaluation of on-site employees. Direct activities of staff to maximize productivity and efficiency.
• Administrative: Maximize usage of RealPages OneSite software for operating efficiency. Manage reporting to RPM and corporate team, biweekly payroll and weekly AP packages.

Requirements

• Strong customer service service skills
• Prior affordable housing experience required, LIHTC preferred.
• TCS/C3P/HCCP certifications are a plus.
• An analytical mind to evaluate challenges and recommend an appropriate course of action.
• Proficiency with computers, including Microsoft Word, Excel, Outlook, and RealPage OneSite.
• Ability to work cooperatively and effectively with various groups (on-site staff, vendors, corporate team, residents).
