ZRS Management, LLC is seeking a Property Manager to oversee daily operations of apartment communities and maximize revenue. You will lead leasing, maintenance, and resident relations while ensuring excellent customer service and compliance with regulations.

Responsibilities include leasing, rent collection, budgeting, and supervising staff. The role requires a valid driver's license and flexibility to work evenings, weekends, and holidays as needed.

Qualifications

• High school diploma is required; post-secondary education in business or property management preferred.
• Previous experience as a Property Manager in multifamily apartment industry is highly preferred.
• Willingness to work evenings, weekends, and holidays when needed.
• Strong computer skills and proficiency with MS Office; internet and email literacy.

Responsabilités

• Oversee leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract residents and retain them.
• Research rental rates and maintain competitive pricing through market analysis.
• Hire, train, supervise, and motivate leasing consultants, maintenance techs, and admin staff.
• Coordinate with maintenance to ensure timely work orders, move-ins, and make-ready tasks.
• Manage lease renewals, negotiate terms, and maximize resident retention.
• Perform regular property inspections to ensure compliance with standards and regulations.
• Maintain accurate financial records, prepare budgets, and analyze financial performance.
• Address resident concerns and foster a positive community atmosphere.

Job Description

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
