Position Summary: The Active-Senior Property Manager is responsible for the overall performance and day-to-day operations of an Active-Senior Lifestyle Multifamily community. This includes resident satisfaction, financial performance, staff supervision, leasing efforts, compliance, and fostering a vibrant community environment. The ideal candidate has experience with senior housing or lifestyle communities and demonstrates a passion for active senior adult living.

Key Roles / Responsibilities:

  • Oversee all on-site operations, ensuring the property runs efficiently and within budget.
  • Conduct regular inspections of the property to ensure cleanliness, safety, and maintenance standards are met.
  • Ensure compliance with all company policies, fair housing regulations, and local, state, and federal laws.
  • Foster a warm, engaging, and service-oriented atmosphere for residents aged 62 and older.
  • Plan, coordinate, and attend social and recreational activities to promote community engagement and active lifestyles.
  • Address resident concerns and resolve conflicts professionally and promptly.
  • Hire, train, and supervise on-site team members including leasing, maintenance, and housekeeping staff.
  • Conduct regular team meetings and performance evaluations.
  • Motivate staff to deliver excellent service and exceed property goals.
  • Prepare and manage the property’s operating budget and capital improvement plans.
  • Maximize income through effective rent collection, lease renewals, and minimizing vacancies.
  • Review monthly financials, prepare reports, and implement strategies for cost control.
  • Oversee leasing activities and ensure occupancy goals are met or exceeded.
  • Collaborate with marketing teams to implement outreach strategies targeted to the active senior demographic.
  • Maintain competitive market knowledge and adjust rental pricing accordingly.

Required Education, Experience, and Qualifications:

  • 3+ years of experience in property management, preferably within senior or lifestyle communities.
  • Strong understanding of multifamily property operations and senior living preferences.
  • Proven leadership and team management experience.
  • Excellent communication, customer service, and problem-solving skills.
  • Working knowledge of Yardi, RealPage, or other property management software.
  • Fair Housing and Landlord-Tenant law knowledge required.
  • Valid driver's license and reliable transportation.

Working Conditions:

  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift 15 pounds at times.
  • Positions self to install equipment, including under desks.
  • Moves throughout the building to access files.
  • Must be able to comprehend and follow written and oral instructions.
  • Must be able to complete tasks even with frequent interruptions.
  • Must be able to use discretion and independent judgment as needed.
  • Must be able to speak clearly on the phone and to fellow workers.
