Job Title

Property Manager (CRE)

Job Description Summary

Responsible for managing a property (or group of properties) for a client and fulfilling the manager's obligations under the property's management agreement.

Essential Functions and Responsibilities
  1. Manage all lease administration duties.
  2. Monitor collections and coordinate default proceedings.
  3. Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental directives.
  4. Provide management and leadership to property staff, including hiring and performance management.
  5. Develop and implement an annual inspection process; conduct weekly, monthly, quarterly, and annual inspections as required.
  6. Create operating and capital budgets, track variances, oversee CAM reconciliations, and ensure smooth recovery processes.
  7. Bid, negotiate, and manage vendor contracts in accordance with company and client requirements.
  8. Abstract all property leases accurately in lease administration software.
  9. Coordinate with third-party owners and accounting to ensure contract compliance and prepare timely reports.
  10. Oversee tenant and building construction work to ensure timely completion.
  11. Participate in leasing and client meetings to ensure effective communication and achievement of client goals.
  12. Maintain positive relationships with tenants, external clients, and internal teams.

Important Education

  • Minimum of 3 years in real estate property management or related experience
Additional Eligibility Qualifications
  • CPM, RPA, or CSM designation or in progress
  • Real estate license
  • Strong knowledge of finance and building operations
  • Ability to analyze, prioritize, and delegate tasks
  • Experience in negotiating commercial leases and contracts
  • Proficiency in Microsoft Office Suite
Work Environment

This role operates in a professional office setting, requiring use of standard office equipment. Regular travel between properties is expected, often in varying weather conditions.

Physical Demands

The physical requirements include standing, walking, ascending/descending stairs, and operating office machinery. Travel outside between buildings may be necessary in different weather conditions.
