Job summary

Volunteers of America National Services (VOANS) is seeking a Property Manager for Les Chateau in St. Louis, MO. You will oversee daily operations, supervise staff, coordinate maintenance, and manage resident relations to ensure a safe, welcoming living environment.

The role features a Monday-Friday shift with a salary of $60,000-$62,000 depending on experience, plus benefits including insurance, pension, PTO, life insurance, EAP, wellness incentives, and earning advancements.

Qualifications

  • At least two years property management experience.
  • High School diploma or equivalent.
  • Professional certification preferred (CMH, ARM, CAM, RAM, and LIHTC).
  • Knowledge of regulations, acts, guidelines, etc., pertaining to conventional properties.
  • Knowledge of computer operations, to include basic data entry.

Responsibilities

  • Accomplish financial objectives by collecting rent, processing invoices, scheduling expenditures, analyzing variances, and assisting in budgeting.
  • Maintain office and resident files per state and federal guidelines; ensure accurate record-keeping of finances.
  • Maintain property, fill vacancies, enforce leases, and secure premises; manage waitlists and show units.
  • Inspect property daily, coordinate maintenance, and plan repairs and replacements.
  • Hire, train, supervise staff; conduct performance appraisals and manage timekeeping.
  • Submit required reports to management, agents, or authorities as needed.
  • Resolve tenant complaints by enforcing occupancy rules and Fair Housing guidelines.

What You Bring (Requirements)
  • At least two years property management experience.
  • High School diploma or equivalent.

What You’ll Be Responsible For
  • Accomplish financial objectives by collecting rent, processing invoices in a timely manner, scheduling expenditures, analyzing variances with Regional Housing Manager, and initiating corrective action. Conduct expenditure forecasting and prepare draft of annual budget. Evaluate rental rates and complete market studies bi-annually.
  • Maintain office files for all business and financial records, as well as properly crediting the accounts and properly depositing all monies received. Maintain resident files in accordance to state, federal guidelines. Assure each file is kept in a neat orderly manner and all paperwork is completed in a timely manner.
  • Maintain property, fill vacancies, enforce leases, maintain and secure premises. Maintain an accurate waitlist for units, and show vacant units to perspective renters.
  • Inspect property daily to ensure building, building systems and grounds are properly maintained by contracting for maintenance services. Keep accurate record of inspections and processing work orders for needed repairs. Forecast and plan for needed repairs and replacements. Inspect vacant units to assure a timely turnover.
  • Hire, train, supervise, conduct performance appraisals, and address employee relations issues. Approve all time sheets in a timely manner and assure staff is entering correct information on their time cards daily.
  • Submit reports as required by the management agent or mandated by the federal, state or local government or syndicator as needed or requested.
  • Resolve tenant complaints by investigating and enforcing rules of occupancy.
  • Market the property in accordance with Fair Housing Regulations and the management agent's guidelines
  • Accomplishes organizational goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
