Job summary

EPAC Management is seeking an experienced Property Manager to oversee the daily operations of an assigned residential community in Sicklerville, NJ. The role focuses on occupancy, leasing, rent collection, resident relations, compliance, maintenance coordination, and team performance.

The successful candidate will lead an onsite team, ensure timely maintenance, and coordinate with vendors while upholding fair housing regulations and company policies.

Qualifications

  • Previous residential property management experience preferred.
  • Experience with multifamily, affordable housing, or senior housing is a plus.
  • Strong leadership and organizational skills.
  • Familiarity with fair housing requirements and property management regulations.
  • Proficiency with property management software and Microsoft Office.
  • Valid driver's license and reliable transportation.

Responsibilities

  • Oversee daily operations and overall performance of the assigned community.
  • Manage leasing activity, applications, move-ins, renewals, transfers, and move-outs.
  • Monitor occupancy, rent collection, receivables, delinquencies, and payment arrangements.
  • Communicate with residents regarding leases, balances, policies, maintenance concerns, and community matters.
  • Maintain accurate resident files, reports, notices, and property documentation.
  • Coordinate with maintenance staff to prioritize work orders and inspections.
  • Conduct regular property inspections for safety and curb appeal.
  • Supervise onsite team and ensure service standards.
  • Collaborate with regional leadership and admin to address concerns.
  • Ensure compliance with fair housing and applicable laws.
  • Coordinate with vendors/contractors and ensure timely completion of work.
  • Prepare updates on occupancy, staffing, maintenance, and performance.
  • Respond to urgent property matters and escalate when needed.

Backed by decades of property management experience, our team manages nearly 1,000 residential units across multiple communities. We are seeking an experienced and organized Property Manager to oversee the daily operations of an assigned residential community. This position is responsible for occupancy, leasing, rent collection, resident relations, compliance, maintenance coordination, property appearance, and team performance. The ideal candidate is approachable but firm, highly organized, and comfortable balancing resident needs with the operational and financial goals of the property.

Key Responsibilities
  • Oversee the daily operations and overall performance of the assigned residential community.
  • Manage leasing activity, applications, move-ins, renewals, transfers, and move-outs.
  • Monitor occupancy, rent collection, receivables, delinquencies, and payment arrangements.
  • Communicate directly with residents regarding leases, balances, policies, maintenance concerns, and community matters.
  • Maintain accurate resident files, reports, notices, and property documentation.
  • Coordinate with maintenance technicians to prioritize work orders, apartment turns, inspections, and preventive maintenance.
  • Conduct regular property inspections to identify safety, cleanliness, maintenance, and curb-appeal concerns.
  • Supervise, support, and hold assigned property employees accountable for performance and service standards.
  • Work closely with regional leadership and the administrative team to address operational or resident concerns.
  • Maintain compliance with fair housing requirements, affordable-housing regulations, company policies, and applicable state, federal, and local laws.
  • Coordinate with vendors and contractors and follow up to ensure work is completed correctly and on schedule.
  • Prepare regular updates regarding occupancy, receivables, staffing, maintenance, and overall property performance.
  • Respond appropriately to urgent property or resident matters and elevate serious concerns when necessary.
Qualifications
  • Previous residential property management experience is strongly preferred.
  • Experience with multifamily, affordable housing, or senior housing is a plus.
  • Working knowledge of leasing, rent collection, resident relations, maintenance coordination, and property operations.
  • Familiarity with fair housing requirements and applicable property management regulations.
  • Strong leadership skills and the ability to guide and support an onsite team.
  • Excellent organization, follow-through, judgment, and problem-solving abilities.
  • Professional written and verbal communication skills.
  • Ability to handle difficult resident conversations calmly, respectfully, and consistently.
  • Comfortable using property management software, email, Microsoft Office, and mobile technology; Entrata experience is preferred.
  • Valid driver's license and reliable transportation required for job-related local travel between properties, vendor locations, and other work sites as needed.
  • High school diploma or equivalent required; relevant certifications or additional education are valued.
Pay and Benefits
  • Full-time, W-2 employment.
  • Pay: $21-$24 per hour, based on experience and qualifications.
