Position Summary

The Property Manager serves as the business leader of the community and is responsible for the overall operational, financial, and physical performance of the property. This position provides leadership for all property operations by directing leasing, maintenance, financial management, resident relations, compliance, and team development while protecting the owner's investment and delivering an exceptional resident experience. The Property Manager is accountable for achieving occupancy, revenue, expense management, resident satisfaction, employee development, regulatory compliance, and the overall success of the community.

Essential Duties & Responsibilities
Leadership & Team Development
  • Lead, coach, mentor, and develop the property team while fostering a culture of accountability, professionalism, and exceptional customer service.
  • Establish clear performance expectations, conduct coaching and performance discussions, and support employee development.
  • Promote teamwork, collaboration, and continuous improvement across all departments.
  • Support recruiting, onboarding, scheduling, and succession planning.
Financial Management
  • Develop, manage, and monitor the operating budget while supporting the owner's financial objectives.
  • Review financial reports, monitor variances, control expenses, and implement corrective action when necessary.
  • Oversee rent collections, delinquency management, bad debt reduction, and revenue optimization.
  • Approve purchases and ensure company purchasing policies are followed.
Occupancy, Leasing & Revenue Management
  • Develop and execute leasing and marketing strategies that support occupancy and revenue goals.
  • Monitor traffic, leasing conversion, renewals, concessions, pricing, and market trends.
  • Review applications, leases, renewals, and resident notices to ensure compliance with Fair Housing and company standards.
  • Partner with the leasing team to maximize resident retention and lease renewals.
Resident Experience
  • Establish a resident-first culture focused on exceptional customer service.
  • Resolve escalated resident concerns promptly and professionally.
  • Monitor resident satisfaction, online reputation, and retention trends while implementing improvement initiatives.
Property Operations & Asset Preservation
  • Protect the owner's investment by maintaining the physical asset to Arbor quality standards.
  • Conduct routine property inspections and ensure timely completion of maintenance, make-ready, and capital improvement projects.
  • Coordinate vendors, monitor contract performance, and ensure operational efficiency.
  • Maintain exceptional curb appeal, safety, and overall property presentation.
Compliance & Risk Management
  • Ensure compliance with Fair Housing, OSHA, EPA, company policies, and all applicable federal, state, and local regulations.
  • Support audits, inspections, risk management initiatives, and accurate recordkeeping.
  • Maintain confidentiality of company, resident, and employee information.
Strategic Planning & Continuous Improvement
  • Analyze operational and financial trends to identify opportunities for improvement.
  • Develop action plans that improve occupancy, resident satisfaction, operational efficiency, and profitability.
  • Partner with the Regional Supervisor to achieve company initiatives and long-term property objectives.

  • Achieve occupancy, leasing, and renewal goals.
  • Manage expenses within approved budgets while maximizing net operating income.

Education
  • High school diploma or GED required. Bachelor's degree in Business, Management, Real Estate, or related field preferred.
Experience
  • Minimum two years of multifamily property management experience preferred.
  • Experience with conventional, affordable housing, LIHTC, or bond-financed communities may be required based on the assigned property.
Knowledge, Skills & Abilities
  • Strong leadership, financial management, customer service, communication, and conflict resolution skills.
  • Knowledge of Fair Housing and multifamily operations.
  • Proficiency with Microsoft Office and property management software; AppFolio experience preferred.
Physical Requirements & Work Environment
  • Frequently walk the community, climb stairs, and inspect apartments and common areas.
  • Operate office equipment and computer systems.
  • Occasional outdoor work in varying weather conditions.
