Job description

The Property Manager position is responsible for maintaining full professionalism while directing and controlling all aspects of the apartment community, including site-level operations and on-site team, to ensure full compliance with company policies and procedures, safety protocols, and all Fair Housing guidelines. Additionally, the Property Manager is responsible for facilitating a positive work environment with the team, as well as providing a high degree of customer service to cultivate a quality community living experience for our valued residents.

Responsibilities
  • Monitor and promote the consistency and effectiveness of site staff sales performance in all areas related to prospective resident interactions including showing, leasing, follow-up procedures, and obtaining closure in adherence with Fair Housing and the company resident qualifying guidelines.
  • Oversee the leasing process by reviewing and approving/denying prospective resident applications in adherence to the company’s resident qualifying criteria.
  • Regulate and oversee all property-related expenses. Provide timely receipt and reconciliation of all charges related to renting.
  • Ensure that the property month-end closeout is financially accurate and timely.
  • Collaborate with the Regional Manager in the development of annual operating and major improvement budgets.
  • Always demonstrate and direct all team members in professional courtesy while interacting with residents.
  • Maintain an open-door policy to promptly address all resident requests, comments, concerns, or complaints for the purpose of increasing retention and overall satisfaction.
  • Facilitate an ethical and harmonious work environment and ensure effectiveness of team.
  • Consistently and effectively monitor job performance using adequate documentation and communicating deficiencies and corrective actions taken with your Regional Manager.
  • Oversee, direct, and manage all facets of community maintenance.
  • Lead and partner with maintenance personnel to utilize property resources to achieve resident satisfaction and building efficiency.
  • Ensure on-site conditions are well maintained while staying within the approved budget.
  • Willingly take on additional projects and/or duties as assigned.
Qualifications

  • Understanding of property management software.
  • Strong computer skills and excellent knowledge of Microsoft Office products, including Word, PowerPoint, Excel, and Outlook.
