Property Manager

The Property Manager is responsible for the overall operational and financial performance of a retail portfolio. This leadership role involves directing tenant relations, managing budgets and financial reporting, overseeing vendor performance and maintenance activities, and ensuring all properties meet the highest standards of quality and compliance. The ideal candidate is a seasoned commercial property management professional who is proactive, detail-oriented, and an effective communicator.

What You'll Do

  • Serve as the primary point of contact for tenants, addressing inquiries, concerns, and service requests with urgency and professionalism
  • Ensure all property operations comply with company policies, regulatory requirements, and contractual obligations
  • Conduct regular property inspections to maintain curb appeal, safety, and operational excellence
  • Oversee after-hours property-related emergencies as needed
  • Manage vendor relationships and hold service providers accountable to performance standards and contract terms
  • Approve and process invoices in a timely manner with appropriate documentation
  • Oversee lease administration, including abstracting leases and managing key lease dates and obligations
  • Lead the onboarding process for new properties, ensuring seamless transitions for tenants and clients
  • Manage accounts receivable by reviewing aging reports and ensuring prompt resolution of delinquencies
  • Oversee tenant bill-backs, rent escalations, and compliance with lease terms
  • Coordinate tenant move-ins and move-outs, ensuring all documentation and logistics are complete
  • Ensure Certificates of Insurance for tenants and vendors are accurate and current
  • Develop and manage annual budgets, CAM reconciliations, and monthly financial reporting with precision
  • Provide mentorship and guidance to Assistant Property Managers or administrative staff

What You'll Need

  • Active Utah Real Estate License required (or ability to obtain within 6 months)
  • 3+ years of experience in commercial property management, with a proven track record of independent portfolio management
  • Proficiency with property management software such as Yardi, AvidXchange, or similar systems
  • Strong organizational skills and ability to manage multiple priorities
  • Excellent verbal and written communication skills with a professional demeanor
  • Ability to read, analyze, and interpret complex documents and financial reports
  • Independent and strategic thinker with the ability to make sound decisions
  • Strong leadership and team management abilities
  • Advanced proficiency in Microsoft Office Suite
  • Must be authorized to work in the U.S. without current or future visa sponsorship
