Omni Staffing is seeking a Commercial Property Manager for an onsite role in McLean, VA. The position offers a base salary of $110,000-$125,000 plus excellent benefits. You will oversee a portfolio of retail properties, manage tenant relations, budgeting, reporting, and vendor coordination.

Qualifications include a BA/BS, 3+ years in related roles, and real estate licensing is preferred. CPM or RPA designation is a plus.

• 3+ years of related experience and/or training, with a minimum of one year of retail experience.
• Bachelor’s degree (BA/BS) from a four-year college or university.
• Real estate license is preferred but not required.
• CPM or RPA professional designation or candidacy preferred but not required.

Responsabilités

• Responds to tenant needs, ensuring staff resolve problems promptly and comply with policies and standards.
• Executes regular property inspections and coordinates alterations, maintenance and vendor services as needed.
• Assists Brokerage with marketing and leasing, shows space to prospective tenants and coordinates move-ins/outs.
• Serves as primary contact with property owners and prepares timely, accurate reports.
• Develops and controls annual operating and capital budgets and provides monthly performance reports.
• Supports Lease Administration with rent collection, notices, and coordination of legal action as needed.
• Reviews and reconciles tenant rent and recovery charges.
• Assists in negotiation of early lease terminations and documents settlements.
• Oversees due diligence in property sales and monitors external brokers.
• Builds relationships through industry and civic involvement.

Commercial Property Manager

Full-Time / Onsite in McLean, VA

Scope of Responsibilities

• Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
• Ensures periodic regular property inspections. Recommends and/or approves alterations, maintenance and reconditioning as necessary. Contracts for and supervises vendor services as required.
• Supports the Brokerage department with marketing and leasing of the property, showing space to prospective tenants. Coordinates tenant move-ins and move-outs, and space inspections with tenants and Development/Construction department.
• Acts as primary contact with property owners to ensure that objectives are being met. Prepares and delivers timely, accurate and complete reports.
• Develops and controls annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance reports, explaining variances.
• Supports the Lease Administration department in the collection of rent in compliance with lease terms, preparation of all required legal notices, and recommendations and coordination of legal action as necessary.
• Supports the Lease Administration department with the review and reconciliation of tenant rent and recovery charges.
• Supports the Lease Administration and Brokerage departments with negotiation of early terminations of leases. Provides lease analysis for client’s review and approval, as needed. Documents settlement of and notifies affected parties, as needed.
• Supports all property sales by overseeing due diligence process and monitoring the activity of outside brokers.
• Develops business relationships through membership and participation in professional, industry/trade and civic organizations.
• Performs other duties as assigned.

Portfolio Overview

• This position will oversee a portfolio of approximately 5-6 retail properties. Two properties are located in Manassas, one is located in Springfield, and the others are TBD but they'll also be located in Northern VA.
