Job summary

Vaco/Highspring is seeking a Property Manager for a contract role to oversee operations, financial performance, tenant relations, and team leadership across a premier mixed-use asset.

You will lead a professional team, manage budgets and CAM reconciliations, coordinate with leasing and facilities, and drive capital improvements while ensuring exceptional tenant experiences.

Qualifications

  • Bachelor's degree preferred.
  • CPM/RPA designation preferred or in progress.
  • 5+ years of commercial property management experience.
  • Experience managing retail, mixed-use, office, or high-profile assets.
  • Strong budgeting, financial reporting, CAM reconciliations, and lease administration.
  • Proven leadership and team management experience.
  • Excellent communication and relationship-building skills.

Responsibilities

  • Lead and mentor a team of property management professionals.
  • Foster a collaborative, customer-focused culture.
  • Conduct regular team meetings and performance coaching.
  • Partner closely with leasing, accounting, construction, marketing, legal, and facilities teams.
  • Coordinate staffing coverage, scheduling, and operational support.
  • Oversee day-to-day operations of a premier commercial property.
  • Manage vendor relationships, service contracts, and maintenance programs.
  • Ensure assets are maintained in first-class condition.
  • Collaborate with engineering and facilities teams to support building systems and preventative maintenance initiatives.
  • Support emergency preparedness planning and operational compliance efforts.
  • Conduct regular property inspections and recommend capital improvements.
  • Develop and manage annual operating budgets and capital plans.
  • Monitor revenue, expenses, financial performance, and variance reporting.
  • Oversee accounts receivable and tenant collections.
  • Review monthly financial statements and operating reports; manage CAM budgets and reconciliations.
  • Approve invoices and monitor vendor expenditures.
  • Provide strategic recommendations to improve asset performance.
  • Build strong relationships with tenants and serve as a primary contact.
  • Support lease administration, rent adjustments, and compliance matters.
  • Assist with tenant renewals, expansions, relocations, and occupancy planning.
  • Coordinate move-ins, move-outs, and tenant improvement projects.
  • Partner with ownership and asset management teams to ensure best-in-class tenant experience.
  • Collaborate with construction and development teams on tenant and building improvements.
  • Monitor project timelines, budgets, and completion schedules.
  • Support space planning, build-outs, and occupancy readiness initiatives.

What You'll Do
