Key Responsibilities
Seeking an experienced, hands-on Property Manager to oversee the day-to-day operations of a Class A apartment community in Los Angeles. This role is responsible for the resident experience, financial performance, staff leadership, and overall physical condition of the property, serving as the primary on-site representative of ownership and the management company. The ideal candidate combines strong financial and operational expertise with a service-first mindset suited for a premium, high-touch residential community.
Financial & Reporting Performance
- Own the property's monthly P&L, budget variance analysis, and annual budget preparation in partnership with Asset Management.
- Approve invoices, manage the general ledger, and ensure accurate financial reporting in Yardi.
- Drive rent growth, lease renewals, and revenue management strategies in collaboration with leasing and marketing teams.
- Manage delinquency, collections, and eviction processes in compliance with California and City of Los Angeles regulations.
Leasing & Resident Experience
- Establish and monitor leasing goals, pricing strategies, and concessions while reviewing market data (comp sets, Yardi Matrix, CoStar) to maintain competitive positioning.
- Deliver a consistently high-touch Class A resident experience from initial tour through lease renewal.
- Oversee move-ins, move-outs, lease renewals, and resident retention initiatives.
Team Leadership
- Recruit, train, schedule, and supervise on-site staff, including leasing consultants, maintenance technicians, and porters/housekeeping.
- Set performance expectations, conduct coaching sessions and performance reviews, and manage disciplinary actions when necessary.
- Foster a professional, accountable, and customer-focused team culture.
Physical Asset & Vendor Management
- Partner with the maintenance team to ensure preventive maintenance programs, unit turns, and capital improvement projects are completed on time and within budget.
- Manage vendor relationships and service contracts, including landscaping, janitorial, elevator, life-safety, and amenity providers.
- Ensure compliance with building, fire, and life-safety codes while maintaining the property's overall condition.
Compliance & Risk Management
- Ensure compliance with Fair Housing regulations, California landlord-tenant laws, Los Angeles Rent Stabilization Ordinance (RSO), where applicable, and company policies.
- Maintain accurate resident files, insurance documentation, and required notices.
- Support insurance claims, risk mitigation efforts, and emergency preparedness planning.
Qualifications
- 3+ years of property management experience, including at least 1-2 years managing a Class A or luxury multifamily community.
- Strong understanding of California landlord-tenant law and preferred knowledge of Los Angeles Rent Stabilization requirements.
- Proficiency with Yardi or comparable property management software and Microsoft Excel.
- Strong financial acumen with experience managing budgets, reviewing T12 financial statements, and explaining budget variances.
- Proven leadership experience managing on-site teams and third-party vendors.
- Excellent written and verbal communication skills with a polished, professional presence.
- CAM, CAPS, ARM, or similar industry certification is a plus.
