NP Dodge Management Company is seeking a Property Manager to oversee daily operations of an apartment community under the Regional Manager. You will drive leasing, maintenance, and grounds, lead office staff, and ensure compliance with company policies and regulations.

This role requires strong organization, timely communication with leadership, and a focus on resident satisfaction while maintaining health and safety standards across the property.

Qualifications

  • High School diploma or equivalent.
  • Experience in property management or related industry.
  • CPM designation preferred.

Responsibilities

  • Oversee day-to-day operations of the assigned property, including maintenance, leasing and grounds.
  • Lead and train office staff to achieve operational excellence and compliance.
  • Communicate property updates to Regional Manager on a regular basis.
  • Ensure deposits, rent collection and delinquency procedures follow policy.
  • Handle tenant concerns promptly and professionally; resolve with Regional Manager as needed.
  • Oversee lease execution and verification processes.
  • Maintain property inspections to meet health and safety standards.
  • Maintain records for service orders and repairs.
  • Assist with vendor management and contracts.
  • Ensure compliance with local, state, and federal regulations including Fair Housing, EPA, OSHA.

Job Summary:

The Property Manager, under the supervision of the Regional Manager, is responsible for the day-to-day operations of an individual apartment community. This position requires the leadership to effectively operate the property to meet ownership’s goals and objectives.

Essential Functions:
  1. Demonstrates Company Core Values.
  2. Manages the day-to-day operations of the assigned property to include, maintenance, leasing and grounds.
  3. Leads, trains, and manages office staff to achieve operational excellence and remain compliant with company policies and procedures and all applicable regulations and standards.
  4. Communicates regularly with Regional Manager regarding property updates, issues and personnel concerns.
  5. Ensures the bank deposits, credit card utilization, rent collection and delinquency procedures are executed and documented per company policy.
  6. Handles tenant complaints and issues promptly and professionally; collaborates with Regional Manager as needed to resolve.
  7. Oversees the completion of new rental agreements and the associated verification processes.
  8. Adheres to the established office hours and ensures staff coverage is maintained.
  9. Completes regular property inspections to ensure property meets health and safety regulations and maintains high standards of property upkeep and curb appeal.
  10. Maintains records for service orders and repairs for the property.
  11. Assists with service contracts with outside vendors, contractors and suppliers.
  12. Oversees the maintenance schedules and preventative maintenance work.
  13. Maintains an inventory of all equipment and furniture including lawn service equipment, tools, office and clubhouse furniture.
  14. Ensures compliance with all local, state, and federal regulations, including Fair Housing, EPA, and OSHA standards.
  15. Reasonable and reliable attendance and timeliness when reporting to work and completing work.
  16. Interacts well with others.
  17. Other duties as assigned.
Education/Experience/Qualifications:
  • High School diploma, or equivalent.
  • Prior experience in property management, customer service or related industry required; experience in property management in a lead or supervisor role preferred.
  • CPM® designation preferred.
Required Skills / Abilities:
  • Working knowledge of accounting, leasing, maintenance, and resident retention policies and programs.
  • Ability to earn the ARM Certification.
  • Knowledge of property management software systems and technology solutions.
  • Proficiency with Microsoft Office – Outlook, Excel, Word, and PowerPoint.
  • Ability to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.
Special / Physical Requirements:
  • Requires the ability to withstand physical activity and navigate the property to include; walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility and standing for extended periods of time.
  • Maintaining a valid driver's license and reliable transportation for travel between properties is required.
  • Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.).
