11Residential is hiring a Property Manager in Lacey, WA to oversee day-to-day operations of 6 Wood Flats with 108 units. You will lead leasing, marketing, financials, and staff supervision to deliver superior resident service and strong performance.

This on-site role requires coordinating with vendors, HR, and leadership to meet budget and community goals. We value integrity, teamwork, and customer service, with opportunities for growth within our Western US portfolio.

Qualifications

• 5+ years of experience managing multifamily properties.
• Proficient with Yardi Voyager; experience with CRM IQ, RentCafe and HappyCo preferred.
• MS Office suite including Word, Outlook, Excel, and Teams.
• Valid driver's license and reliable transportation required.
• On-site, in-person role; remote work not available.

Responsibilities

• Supervise maintenance and leasing staff; delegate tasks and coach; ensure timely completion.
• Review and approve lease applications; ensure compliance with policies.
• Maintain high occupancy through tenant retention and targeted leasing/marketing.
• Analyze market conditions to optimize property performance.
• Increase revenue and control expenses; manage collections.
• Provide exceptional resident service and address concerns promptly.
• Oversee maintenance operations and ensure quality standards.
• Negotiate contracts and manage vendor relationships.
• Coordinate resident activities and community communications; monthly newsletters.
• Prepare financial and marketing reports; manage property budget and purchasing guidelines.
• Use Yardi Voyager and other PM systems for accurate records and reporting.
• Conduct regular inspections to maintain curb appeal and address maintenance needs.
• Collaborate with leadership and HR on recruitment and employee relations.

Education and Qualifications

• 5+ years of experience in managing multifamily properties.
• Proficiency in using Yardi Voyager is required, and experience with other property management software including CRM IQ, RentCafe, and HappyCo is preferred.
• Proficient in Microsoft Office Suite including Word, Outlook, Excel, and Teams.
• Being bilingual in English and Spanish is a plus.
• Strong knowledge of local, state, and federal Fair Housing and other housing laws.
• High school diploma or equivalent (GED) is required.
• Must hold and maintain a valid driver's license and have reliable transportation.
• Must possess a high level of integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service.
• Must be able to work in-person on premises. This role is not eligible for remote work.

Compensation

• The base compensation range for this position is $36to $38 per hour.

Physical Requirements

• Perform work in a professional office environment.
• Must be able to use standard office equipment such as computers, phones, photocopiers, and fax machines.
• Regularly required to sit, and to move about the various work environments to train, monitor and ensure compliance with all company requirements.
• This role requires the ability to walk the property (or properties) regularly, including climbing stairs, to show apartment homes and amenities to prospective residents.
• The position may involve standing for extended periods and moving throughout the community in various weather conditions.
• Verbally communicate with employees, co-workers and customers in person, virtually, and by phone.
• Lift, push, and pull up to 25 pounds.
• Travel to various worksites that may require overnight stays, flights, and/or prolonged travel in a vehicle.
