Patriot Communities is seeking an experienced Property Manager to oversee daily operations of our manufactured home communities. This full-time role is based in Jacksonville, IL, requiring field and office work and interaction with residents.

The ideal candidate will have hands-on management experience, strong communication, and the ability to manage contractors, enforce community rules, and maintain property conditions.

Qualifications

• At least 2 years of property management experience.
• Valid drivers license and ability to travel between properties.
• Ability to locate, hire, schedule, and manage contractors.
• Basic computer skills including Excel and electronic recordkeeping.
• Strong written and verbal communication skills.
• Ability to handle residents professionally and manage multiple priorities.
• Experience with property management software is preferred.

Responsibilities

• Oversee daily operations of assigned manufactured home communities.
• Conduct routine inspections of homes, lots, common areas, roads, and infrastructure.
• Identify maintenance issues, safety hazards, property damage, and rule violations.
• Ensure vacant homes and lots are maintained in clean, safe, and marketable condition.
• Maintain accurate property records and report issues to management.
• Manage resident relations, lease enforcement, and delinquencies as applicable.
• Coordinate with contractors and manage repairs and improvements.

Position Overview:

Patriot Communities is seeking an experienced, dependable, and hands-on Property Manager to oversee the daily operations of our manufactured home communities. This position is full time in Jacksonville, IL.

Ideal Candidate:

The ideal candidate will have previous property management experience, strong communication skills, basic handyman knowledge, and the ability to manage contractors, enforce community rules, and maintain the overall condition of the property.

Position Requirements:

This position requires someone who is comfortable working both in an office environment and in the field, interacting with residents, inspecting homes, coordinating repairs, and resolving day-to-day property issues.

Key Responsibilities:

1. Property Operations and Inspections

• Oversee the daily operations of assigned manufactured home communities.
• Conduct routine inspections of homes, lots, common areas, roads, and community infrastructure.
• Identify maintenance issues, safety hazards, property damage, and community rule violations.
• Ensure vacant homes and lots are maintained in clean, safe, and marketable condition.
• Maintain accurate property records and report operational issues to management.

2. Resident Relations and Lease Enforcement

3. Delinquencies, Evictions, and Lockouts

4. Contractor Hiring and Management

5. Maintenance and Handyman Responsibilities

Minimum Qualifications

• At least 2 years of previous property management experience.
• Valid driver's license and ability to travel between assigned properties.
• Demonstrated ability to locate, hire, schedule, and manage contractors.
• Basic handyman skills and familiarity with common residential maintenance issues.
• Basic computer proficiency, including Microsoft Excel, email, and electronic recordkeeping.
• Strong written and verbal communication skills.
• Ability to handle difficult resident interactions professionally.
• Strong organizational and time-management skills.
• Ability to work independently and manage multiple priorities.
• Ability to document inspections, violations, and maintenance issues accurately.

Preferred Qualifications

• Previous experience managing manufactured home communities or multifamily rental properties.
• Familiarity with manufactured home construction, maintenance, and renovation.
• Experience with property management software.
• Knowledge of landlord-tenant laws, lease enforcement procedures, and eviction processes.
• Experience coordinating home renovations, turnovers, and capital improvements.
• Experience managing multiple properties simultaneously.

Physical and Work Requirements

• Ability to walk properties regularly, including uneven terrain and outdoor areas.
• Ability to climb stairs, bend, kneel, and inspect homes and common areas.
• Ability to perform basic maintenance work safely.
• Ability to work outdoors in varying weather conditions.
• Ability to respond to urgent property issues outside normal business hours when assigned.
• Regular travel between assigned communities may be required.

• Timely identification and resolution of lease violations.
