Job summary

Willow Bridge Property Company is seeking a Property Manager to lead onsite operations in a fast-paced residential portfolio. You will drive leasing, retention and financial performance while ensuring resident satisfaction and regulatory compliance.

Ideal candidates bring strong interpersonal leadership, 1+ year of onsite management, and familiarity with Yardi or similar software. A flexible schedule, bilingual capabilities, and a drive for process improvement are valued.

Qualifications

• 1 year minimum onsite property management experience incl. leasing and bookkeeping.
• High school diploma required; bachelor's degree preferred.
• Strong interpersonal and team leadership skills; ability to motivate staff.
• Proficiency in MS Office; exposure to property management software (Yardi).
• Ability to review financial information and manage budgets.

Responsibilities

• Oversee property financial performance, rents, occupancy and expenditures.
• Manage leasing programs to maintain maximum occupancy.
• Handle resident relations and communications, including calls and requests.
• Ensure compliance with company policy and local regulations.
• Train and supervise onsite staff and supervise leasing paperwork.
• Analyze monthly performance and coordinate annual business plans.
• Audit lease files and adhere to policy; perform other duties as assigned.

Responsibilities

The responsibilities of a Property Manager are as follows:

• Manage the financial performance of the property by overseeing rents, occupancies and expenditures.
• Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
• Oversee resident relations, which includes taking resident phone calls, requests and concerns.
• Ensure compliance with Willow Bridge Property Company policy, as well as federal and local regulations.
• Manage, train and counsel onsite staff effectively.
• Oversee daily leasing paperwork and proper completion of service requests.
• Analyze monthly performance and budget projections, discuss strategies with the Regional Property Manager and complete annual asset business plans and budget forecasts.
• Assigns and proofs all leasing paperwork
• Audits and adheres to lease file policy with consistency
• Additional duties as assigned.

Qualifications

The qualifications for a Property Manager are as follows:

• A minimum of 1 year experience in onsite property management, including leasing and bookkeeping knowledge.
• High school diploma or equivalent is required. Bachelor's degree is preferred.
• Excellent interpersonal communication skills, including the ability to motivate and lead a team.
• Proficiency in Microsoft Office (Word, Excel).
• Exposure to property management software and accounting software. Experience with Yardi is a plus.
• Ability to review, understand and report financial information.
• A comprehensive understanding of marketing techniques and budgeting.
• Able to multitask and meet deadlines in a timely and organized manner.
• Must be able to work a flexible schedule, including weekends.
• Must be able to tour the community with clients, which includes walking the property and climbing stairs.
• This role MAY require a valid driver's license.
• This role may require you to obtain a state specific license or certification.
• Must be Bilingual
