Role Description

The Property Manager is a full-time, on-site role based in Dover, OH, responsible for the day-to-day management of assigned residential, commercial, and retail properties. This role oversees tenant relations, including handling inquiries, coordinating move-ins and move-outs, addressing service requests, and supporting lease compliance. The Property Manager collaborates with the Project Manager and vendors to schedule repairs, preventive maintenance, and renovations, ensuring properties remain safe, clean, and well-presented. Daily responsibilities include monitoring rent collections, tracking operating expenses, assisting with budgets, and preparing basic reports on occupancy and property performance. The role also involves conducting property inspections, enforcing community rules and regulations, supporting marketing and showing of available units or spaces, and maintaining accurate records in property management systems.

Qualifications

• Property management and real estate operations skills, including leasing oversight, rent collection, and coordination of repairs and maintenance.
• Strong tenant and vendor relationship management skills, with the ability to communicate clearly, resolve issues, and maintain a professional, service-oriented approach.
• Organizational and administrative skills, including record-keeping, documentation, basic budgeting, and use of property management or office software.
• Knowledge of building maintenance basics, safety standards, and local property regulations sufficient to coordinate with contractors and ensure compliance.
• Ability to perform regular site inspections, identify maintenance needs, and prioritize tasks in a multi-property environment.
• Relevant experience in property management, facilities management, or real estate; experience with mixed-use or multi-family properties is beneficial.
• High school diploma or equivalent required; an associate’s or bachelor’s degree in business, real estate, or a related field is a plus.
• Reliable on-site presence in Dover, OH, with the ability to respond to occasional after-hours issues as needed.
