RHM Real Estate Group in Columbus, Ohio, seeks a proactive Property Manager to lead day-to-day operations of a multifamily community. The role focuses on building strong owner, partner, and resident relationships while driving value and occupancy.

You will manage budgets, leasing, maintenance coordination in Yardi, and staff development, delivering excellent service and compliance with housing standards. This on-site position supports community growth.

Qualifications

• 3+ years experience in a Property Manager/Community Manager/Site Manager role
• High School Diploma or GED
• Associate's or Bachelor's degree preferred
• CAM and/or ARM certification is a plus
• Willingness to pursue Fair Housing certification before interaction with prospects or residents
• Proficiency with Microsoft 365 (Outlook, Word, Excel)
• Yardi software proficiency highly preferred

Responsibilities

• Oversee day-to-day property operations and resident relations
• Set financial goals, manage budgets, and track income/expenses
• Maximize occupancy via marketing and leasing
• Coordinate maintenance through Yardi and Maintenance Supervisor
• Monitor performance metrics and renewal information
• Manage vendors and contracts, ensure COIs and compliance
• Keep resident files and leasing documents accurate
• Oversee safety and emergency protocols
• Lead staff meetings and provide training and evaluations
• On-site management and on-call as required

RESPONSIBILITIES

• Financial Management — Set financial goals, handle collections, maintain accurate transaction records, prepare annual budgets and income projections in a timely manner; collect late fees and check charges, submit AP invoices to corporate, and manage petty cash
• Leasing Operations — Maximize occupancy by implementing effective marketing strategies, closing deals, and ensuring market-ready apartments and property grounds meet high standards
• Maintenance Coordination — Enter and monitor service requests in Yardi; communicate with maintenance staff, monitor progress, and ensure timely completion of tasks; schedule maintenance activities in collaboration with the Maintenance Supervisor
• Performance Analysis — Monitor and analyze traffic logs, conversion ratios, budgets, and renewal information to optimize operations
• Vendor & Contractor Management — Communicate with vendors and contractors regarding scheduling, billing, relationship management, and certificates of insurance
• Administrative Duties — Maintain accuracy of resident files, leasing documents, and Yardi entries. Approve payroll hours and ensure compliance with administrative procedures
• Emergency & Safety Oversight — Oversee the emergency/safety protocols to minimize liabilities and ensure the well-being of staff and residents
• Resident Relations & Retention — Address resident concerns and requests through phone or in-person visits, follow-ups, community functions, newsletters, and notices
• Staff Development & Leadership — Conduct daily and weekly staff meetings; provide ongoing training, counseling, and leadership to enhance staff efficiency; administer action plans, provide support, and handle personnel processes such as evaluations, salary reviews, and time sheets

QUALIFICATIONS

• 3+ years prior experience in a Property Manager, Community Manager, and/or Site Manager position required
• High School Diploma or GED required
• Associate's degree and/or Bachelor's degree preferred
• Certified Apartment Manager (CAM) and/or Accredited Residential Manager (ARM) certification is a plus
• Willingness to achieve Fair Housing certification prior to interaction with prospects or residents
• Competence in utilizing Microsoft 365 (Outlook, Word, Excel) required
• Competence in utilizing Yardi software highly preferred

COMPENSATION & BENEFITS

• Starting annual salary: $75,000
• Eligibility for commission on eligible lease terms
• Bonus opportunities - incentive-based quarterly bonuses
