Role Description

The Property Manager is a full-time, on-site role based in Bradenton, FL, responsible for the day-to-day operations of a multifamily property. This role oversees leasing activities, resident relations, rent collection, and enforcement of community policies to ensure a positive living experience and strong occupancy. The Property Manager coordinates maintenance and repairs, conducts regular property inspections, and partners with vendors to maintain safety, cleanliness, and curb appeal. The role also includes preparing budgets and financial reports, monitoring expenses and revenue, and implementing strategies to maximize net operating income. The Property Manager will collaborate closely with ownership and the asset management team, providing timely updates and recommendations to support Trion’s investment goals.

Qualifications

• Demonstrated experience in property management or multifamily real estate operations, including leasing, resident relations, and rent collection.
• Strong skills in budgeting, financial reporting, and basic property-level accounting to support revenue growth and cost control.
• Ability to coordinate maintenance workflows, oversee vendors, and ensure timely completion of repairs and unit turns.
• Effective communication, conflict resolution, and customer service skills for working with residents, staff, and ownership.
• Proficiency with property management software and general computer skills (e.g., MS Office, email, digital records management).
• Strong organizational skills, attention to detail, and ability to manage multiple priorities in a fast-paced environment.
• Knowledge of fair housing regulations, local landlord–tenant laws, and safety/compliance standards.
• High level of integrity, reliability, and willingness to be on-site as required, including occasional evenings or weekends.
• Experience in multifamily value-add or renovation environments is preferred.
• Associate or bachelor’s degree in business, real estate, or a related field is beneficial; relevant certifications (e.g., CAM, CAPS) are a plus.
