Job Description - Property Management - Lease Up Regional Property Manager - Orlando, FL (2501765)

DHI Communities is a multifamily development division of D.R. Horton, Inc. DHI Communities is currently looking for a Regional Property Manager-PM. The right candidate will be responsible for all aspects of operations to include Marketing, Leasing, Training, Hiring, Resident Relations, Curb Appeal, Financial Reporting, and Overall Market Awareness while overseeing Build-To-Rent and Multifamily communities.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

  1. Recruit, hire, train, coach, and evaluate community teams
  2. Supervise all aspects of the lease-up efforts
  3. Conduct in-person visits and complete community inspections
  4. Review leasing & occupancy activity to meet budget/proforma expectations
  5. Provide staff with direction, guidance, and tools for success
  6. Review all renewals and prepare budget increase recommendations by analyzing and monitoring the community market conditions to anticipate market changes or trends that could affect the profitability of the community
  7. Prepare and follow guidelines of the community operating budget and make recommendations for ways to maximize income and minimize expenses
  8. Support the overall marketing efforts and offer input and suggestions regarding promotions, advertisements, etc.
  9. Oversee resident relations
  10. Monitor closing ratios of Leasing Consultants to ensure requirements are met and provide additional training as necessary
  11. Assure adherence to all government regulations including Fair Housing, Equal Employment Opportunity, ADA, and OSHA
  12. Complete various accounting, financial, and administrative reports
  13. Communicate with the executive team about asset performance, opportunities, and wins
  14. Partner with asset leadership and division teams to achieve business goals and define strategy
  15. Manage all aspects of community launch, onboarding, due diligence, and disposition
  16. Effectively communicate with various support teams to ensure quality reporting
  17. Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
  18. Ability to travel overnight

Supervisory Responsibilities

  1. Supervises 2 or more employees

Required Qualifications

  1. High school diploma or general education degree (GED)
  2. One year of experience in lease-up and new construction experience
  3. Five years’ minimum experience in a multi-site supervisory role
  4. Valid driver’s license and proof of automobile liability insurance
  5. Ability to multi-task and prioritize in a very fast-paced, ever-growing environment
  6. Strong interpersonal skills with the ability to influence others
  7. Property Management Software experience
  8. Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal, financial, and human resource documents
  9. Literate with computerized financial and word processing software
  10. Demonstrated mathematical and analysis skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete, understand and interpret financial records, budgets, and other fiscal reporting
  11. Ability to apply common sense understanding to carry out instructions furnished in written or oral form or via DRH applications
  12. Proficiency with MS Office and email
  13. Ability to frequently stand, walk, and climb stairs; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Specific vision abilities required by this job include close vision and peripheral vision. Able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet)
  14. The noise level is generally moderate

Preferred Qualifications

  1. College degree or Industry Certifications preferred
  2. Community onboarding and disposition experience is a plus
