DHI Communities - Service Manager-PM

DHI Communities is a division of D.R. Horton, Inc., specializing in multifamily development. We are currently seeking a Service Manager-PM to maintain our Build-To-Rent communities and ensure high customer satisfaction. The role involves managing warranty requests, community maintenance, inspections, repairs, and proactively resolving customer issues before and after move-in.

Essential Duties and Responsibilities
  1. Evaluate resident repair issues to determine warrantability.
  2. Process and complete work orders and requests from residents for home repairs.
  3. Perform repairs such as carpentry, drywall, texture repair, and painting.
  4. Schedule and oversee subcontractors for warranty and turn repairs.
  5. Ensure warranty work is completed within contractor obligations.
  6. Follow up with homeowners to address concerns and ensure satisfaction; solicit online reviews.
  7. Process charge-back documentation and invoices.
  8. Maintain inventory of parts and supplies.
  9. Register and track warranty status for applicable items.
  10. Conduct quality assurance inspections on ready homes using checklists.
  11. Handle emergency service calls during nights and weekends.
  12. Manage move-out turn process, including repairs, cost estimates, and vendor selection.
  13. Conduct move-in and move-out inspections, coordinating necessary work.
  14. Maintain grounds, common areas, and amenities.
  15. Conduct business professionally to serve customers and enhance company goodwill.
  16. Coordinate with support teams for documentation, reporting, and community performance.
  17. Be available for after-hours emergency calls.
  18. Travel overnight as needed.
Supervisory Responsibilities
  • Supervise 2 or more employees.
Required Qualifications
  • High school diploma or GED.
  • 5-7 years of related experience, including carpentry, drywall, texture repair, and painting.
  • Valid driver’s license, personal tools, and a vehicle capable of carrying supplies.
  • Ability to work independently and utilize warranty applications on various devices.
  • Proficiency with MS Office and email.
  • Physical ability to stand, walk, kneel, climb, and lift up to 50 pounds; specific vision abilities required.
  • Exposure to outside weather, mechanical parts, high places, and electrical hazards.
Preferred Qualifications
  • Experience as a Service Manager in Residential/Property Management.
  • Experience with electrical, plumbing, and HVAC repairs.
  • Community onboarding and disposition experience.
