DHI Communities - Service Manager-PM
DHI Communities is a division of D.R. Horton, Inc., specializing in multifamily development. We are currently seeking a Service Manager-PM to maintain our Build-To-Rent communities and ensure high customer satisfaction. The role involves managing warranty requests, community maintenance, inspections, repairs, and proactively resolving customer issues before and after move-in.
Essential Duties and Responsibilities
- Evaluate resident repair issues to determine warrantability.
- Process and complete work orders and requests from residents for home repairs.
- Perform repairs such as carpentry, drywall, texture repair, and painting.
- Schedule and oversee subcontractors for warranty and turn repairs.
- Ensure warranty work is completed within contractor obligations.
- Follow up with homeowners to address concerns and ensure satisfaction; solicit online reviews.
- Process charge-back documentation and invoices.
- Maintain inventory of parts and supplies.
- Register and track warranty status for applicable items.
- Conduct quality assurance inspections on ready homes using checklists.
- Handle emergency service calls during nights and weekends.
- Manage move-out turn process, including repairs, cost estimates, and vendor selection.
- Conduct move-in and move-out inspections, coordinating necessary work.
- Maintain grounds, common areas, and amenities.
- Conduct business professionally to serve customers and enhance company goodwill.
- Coordinate with support teams for documentation, reporting, and community performance.
- Be available for after-hours emergency calls.
- Travel overnight as needed.
Supervisory Responsibilities
- Supervise 2 or more employees.
Required Qualifications
- High school diploma or GED.
- 5-7 years of related experience, including carpentry, drywall, texture repair, and painting.
- Valid driver’s license, personal tools, and a vehicle capable of carrying supplies.
- Ability to work independently and utilize warranty applications on various devices.
- Proficiency with MS Office and email.
- Physical ability to stand, walk, kneel, climb, and lift up to 50 pounds; specific vision abilities required.
- Exposure to outside weather, mechanical parts, high places, and electrical hazards.
Preferred Qualifications
- Experience as a Service Manager in Residential/Property Management.
- Experience with electrical, plumbing, and HVAC repairs.
- Community onboarding and disposition experience.
