Within D.R. Horton, DHI Communities focuses on multifamily development and is currently seeking a Leasing Manager-PM. This role involves overseeing leasing and marketing efforts at the property, working closely with regional teams to meet leasing targets, and developing strategic marketing plans. The Leasing Manager will lead leasing operations, foster positive resident relations, and ensure property standards.

Essential Duties and Responsibilities:

  • Implement effective leasing techniques to meet goals, including closing metrics, follow-up procedures, lease signing, and maintaining accurate reports.
  • Manage all functions related to closing sales: scheduling appointments, generating leads, conducting tours, maintaining the leasing center, follow-up, and managing move-ins.
  • Oversee the application process and lease renewals.
  • Maintain communication with prospects and residents through emails, calls, and personal contacts to encourage leasing and renewals.
  • Conduct property inspections with construction teams and new residents.
  • Ensure community appearance and timely repairs through regular inspections.
  • Supervise operational functions and support team training and development.
  • Provide resources and accountability systems for leasing activities.
  • Ensure leasing staff effectively convert inquiries and walk-ins according to standards.
  • Maintain consistent service throughout the resident lifecycle.
  • Monitor market conditions by visiting competitors and updating market surveys.
  • Adhere to all relevant regulations, including Fair Housing, ADA, and OSHA.
  • Conduct all business professionally and ethically.
  • Work flexible hours, including evenings, weekends, and holidays; occasional travel may be required.
  • Respond promptly to resident concerns and coordinate vendor activities.
  • Assist in pricing strategies, marketing activities, and resident events.

Required Qualifications:

  • High school diploma or GED.
  • At least three years of experience in leasing, sales, or customer service.
  • Strong multitasking and prioritization skills in a fast-paced environment.
  • Excellent interpersonal and sales skills.
  • Effective communication skills for legal documents and customer interactions.
  • Proficiency in internet marketing, including platforms like Craigslist and Google.
  • Ability to follow instructions and use computer systems, including CRM, MS Office, and email.
  • Physical ability to stand, walk, climb stairs, and work outdoors in various weather conditions.

Preferred Qualifications:

  • Experience with property management software such as OneSite, ILM, or Propertyware.
