Qualifications

• High school diploma or equivalent is required.
• Valid Florida driver’s license and reliable transportation are required.
• Minimum of one year of general maintenance experience preferred, preferably in HOA/condo/apartment environments.
• Basic knowledge of plumbing, electrical, carpentry, painting, drywall repair, and general building maintenance.

Responsibilities

• Perform routine maintenance and repairs to common areas, buildings, amenities, and equipment.
• Conduct regular inspections to identify maintenance needs and safety hazards.
• Complete work orders timely and professionally.
• Perform preventative maintenance on facilities including lighting, plumbing, electrical, HVAC, irrigation, and mechanical systems.
• Maintain cleanliness and appearance of common areas and amenities.
• Assist with pool area inspections and report concerns.
• Respond to maintenance emergencies and after-hours calls when required.
• Operate maintenance tools and equipment safely.
• Maintain inventory of supplies and notify management when replenishment is needed.
• Communicate with residents, vendors, and management regarding requests and updates.
• Document completed work and report findings to management.
• Follow OSHA standards and company policies.
