Job summary

Qualifications

  • High school diploma or equivalent; vocational or technical training preferred.
  • 3 years of maintenance experience in property or related trades.
  • Strong knowledge of building systems and maintenance techniques.
  • Ability to use hand and power tools safely and effectively.
  • Excellent communication and interaction with tenants and contractors.

Responsibilities

  • Perform routine maintenance tasks such as HVAC filter changes, plumbing inspections, and electrical system checks.
  • Diagnose and repair mechanical, electrical, and plumbing issues in a timely and efficient manner.
  • Address tenant maintenance requests promptly and effectively, prioritizing urgent issues to minimize disruptions.
  • Repair or replace damaged doors, windows, cabinets, and other wooden fixtures; patch and paint walls, ceilings, and trim.
  • Install or repair flooring materials such as tiles, laminate, carpet, or hardwood.
  • Maintain the property's exterior areas, including lawns, gardens, parking lots, and walkways.
  • Perform landscaping tasks such as mowing, trimming, pruning, and planting for curb appeal.
  • Clear snow, ice, leaves, and debris from sidewalks, driveways, and common areas.
  • Conduct regular inspections of property systems and equipment for safety and code compliance.
  • Maintain accurate records of maintenance activities, work orders, and materials used.

  • Patch and paint walls, ceilings, and trim to maintain or enhance the property's appearance.
  • Install or repair flooring materials such as tiles, laminate, carpet, or hardwood.
Groundskeeping And Landscaping
  • Maintain the property's exterior areas, including lawns, gardens, parking lots, and walkways.
  • Perform landscaping tasks such as mowing, trimming, pruning, and planting to ensure curb appeal.
  • Clear snow, ice, leaves, and debris from sidewalks, driveways, and common areas during inclement weather.
Safety And Compliance
  • Conduct regular inspections of property systems and equipment to identify safety hazards and potential code violations.
  • Ensure compliance with local building codes, health and safety regulations, and environmental standards.
  • Take appropriate measures to address safety concerns and maintain a safe working environment for tenants and staff.
Recordkeeping And Documentation
  • Maintain accurate records of maintenance activities, including work orders, repairs performed, and materials used.
  • Document inspections, safety checks, and maintenance schedules to track property condition and compliance.
  • Communicate effectively with property management and other team members regarding maintenance needs and status updates.
Requirements
  • High school diploma or equivalent; vocational or technical training in maintenance or a related field preferred.
  • Proven experience in property maintenance, construction, or a related trade.
  • Strong knowledge of building systems, equipment, and maintenance techniques.
  • Proficiency in using hand and power tools commonly used in maintenance and repair work.
  • Ability to troubleshoot and solve problems independently, with strong attention to detail.
  • Excellent communication and interpersonal skills, with the ability to interact professionally with tenants, colleagues, and contractors.
  • Physical stamina and dexterity to perform manual labor and work in various weather conditions.
  • Willingness to participate in on-call rotation for emergency maintenance issues outside of regular business hours.
