Job summary

Capstone On-Campus Management (COCM) seeks a Property Maintenance Technician near Appalachian State University to maintain, renovate, and repair facilities under the Site Director. You will join a maintenance team and participate in after-hours emergencies, on-call rotations, and routine preventative tasks.

The role requires 2-3 years of maintenance experience, a GED/HS diploma, and proficiency with hand and power tools. On-site with overtime and collaboration with external vendors are expected.

Qualifications

• 2-3 years of general maintenance experience (HVAC, plumbing, electrical, carpentry, or related maintenance trades).
• Must be proficient with the use of hand and power tools.
• Excellent attention to detail and organizational skills.

Job Title: Property Maintenance Technician

Location: Innovation Ridge at Appalachian State University

Reports To: Site Director

Compensation: $21.00-$25.00 per hour and comprehensive benefits package

FLSA Status: Non-Exempt

Summary

Under the direct supervision of the Director, the Property Maintenance Technician is responsible for all aspects of facility maintenance, renovation, and repair. This position serves on a maintenance on-call rotation assisting with after-hours maintenance emergencies.

Essential Duties And Responsibilities

• Responds to all maintenance requests/calls within a reasonable timeframe.
• Assists with identifying vendors for projects and/or tasks, and the associated paperwork with setting up vendors.
• Identify facilities deficiencies and recommend remedies.
• Respond to after-hours maintenance emergencies as needed.
• Works mandatory overtime as needed.
• Provides escorts to contractors on-site.
• Assists with room set-ups and furniture movement, including but not limited to a show unit.
• Perform inspections and make necessary repairs when units are vacated.
• Support the turn process of the site, including the cleaning of units.
• Conducts daily general inspections of the assigned building(s) and reports findings to the Site Director.
• Performs preventative maintenance assignments on time.
• Submits requests for proper material/supplies to complete repairs.
• Consult with the Site Director daily on the progress and impending issues.
• Displays knowledge, skills, and quality workmanship always.
• Ensure Building Breezeways and sidewalks are clean and free of ingress/egress/weather-related concerns. This will include both direct work and oversight support of vendors.
• Maintain the aesthetics of the grounds to ensure sufficient curb appeal. This will include partnering with appropriate vendors.
• Maintain communal area trash removal efforts including communal trash cans and dog waste stations in addition to picking trash up on the grounds.
• Maintain a maintenance shop including all associated inventories of supplies and equipment. This includes proper care of referenced supplies and equipment.
• Other duties as assigned.

Qualifications

• High school diploma or general education degree (GED).
• 2-3 years of general maintenance experience ( HVAC, plumbing, electrical, appliance repair, carpentry, or related maintenance trades).
• Must be proficient with the use of hand and power tools.
• Must have troubleshooting and diagnostic skills.
• Demonstrate proficiency in verbal communication.
• Possess strong customer service skills
• Excellent attention to detail and organizational skills.
• Ability to manage multiple priorities.
• North Carolina HVAC/R Technician License is desirable.
• Ability to be on site within 30 minutes for an emergency facilities afterhours on-call incident.
• Ability to move and lift to 50lbs and navigate up and down stairs.
