Job summary

Pillars is seeking a Property Maintenance Technician to own all aspects of property care and ensure tenants have well-maintained homes. The role involves drywall, carpentry, HVAC, plumbing, and electrical tasks, with routine inspections and move-in preparations.

The position also includes coordinating with subcontractors, maintaining records, and responding to occasional emergencies. A valid WI driver's license and reliable transportation are required.

Qualifications

  • High School diploma or equivalent is required.
  • Two years’ maintenance experience is strongly preferred.
  • Basic maintenance skills in general housing repair.

Responsibilities

  • Performs general maintenance for unit upkeep, including drywall, carpentry, minor HVAC, plumbing and electrical repairs.
  • Completes annual inspections on each unit.
  • Prepares vacant units for move-in with painting and cleaning.

Salary Range: $21.00 - $22.00 Hourly

SUMMARY:

From homelessness to coming home, Pillars provides shelter, support, and solutions to address the housing needs in our community. The Property Maintenance Technician owns all aspects of property care and is responsible for ensuring all tenants have a well‑maintained home so each person within the Pillars environment can live with dignity and respect.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Has passion for the mission of Pillars and displays agency values: Respect, Collaboration, Empowerment and Grit.
  • Performs general maintenance for unit upkeep on Pillars buildings and rental units, including, but not limited to: drywall repair, carpentry, minor HVAC, plumbing, and electrical repairs. Arranges scheduled preventive maintenance and cleaning.
  • Completes annual inspections on each unit.
  • Prepares vacant rental units for move-in: painting, cleaning and carpet cleaning.
  • Manages and maintains strong sub‑contractor network to ensure contracted work is done effectively, on‑time and on budget. Completes inspections and maintains inspection logs and records.
  • Responds to infrequent emergencies, such as bursting pipes or electrical issues, so tenants are able to live in safe housing.
  • Prepares work sites for maintenance and rehab projects, including gathering materials and tools required to complete projects as scheduled, and coordinating with volunteers.
  • Spends two days a week at the Crisis Housing Shelters performing maintenance tasks.
  • Shares emergency on‑call responsibility with other members of the Operations team on a rotating basis.
  • Other duties as assigned.

QUALIFICATIONS:
  • High School diploma or equivalent required
  • Two years’ experience in maintenance is strongly preferred
  • Basic maintenance skills required (general housing repair)
  • Expert knowledge is preferred (electrical, plumbing, drywall, etc.)
  • Possess and maintain a valid Wisconsin driver’s license and clean driving record (as determined by Pillars’ insurance carrier)
  • Ability to travel locally, with access to a reliable vehicle and personal auto insurance which meets Pillars minimum requirements for liability (100/300/100)

COMPLIANCE ACCOUNTABILITIES:

The Property Maintenance Technician must act in accordance with Pillars’ policies and procedures, complete all required compliance training/continuing education within specified timeframe, and maintain a thorough knowledge of all internal operating procedures, as well as applicable laws and regulations.

WORK ENVIRONMENT:

The employee must occasionally lift and/or move up to 50 pounds and travel frequently between Pillars sites. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

COMPENSATION:

The compensation for this position is an hourly wage of $21.74 plus an additional stipend for on‑call time. Benefits include health insurance, dental insurance, vision insurance, vacation, holidays, sick leave, short & long term disability, life insurance, a retirement plan with an employer match and an Employee Assistance Plan.
