Haverkamp Properties, Inc. is seeking an experienced Property Manager to lead a team and ensure top-notch property conditions and services in Johnston, IA. The role focuses on occupancy goals, efficient operations, and clear communication with tenants and supervisors.

You will drive maintenance turns, inventory control, and accountability through EOS-based leadership, ensuring timely, economical decisions that support the company’s purpose and values.

Responsibilities

• Lead, manage, and hold your team accountable
• Own all aspects of the property's condition, from the interiors; units and common areas to the exterior; buildings and grounds
• Make sure that work orders and turns are being completed in a timely and economically wise manner
• Communicate well with customers, team members, and supervisors
• Effectively manage inventory and equipment
• Lead Generation
• Lead Conversion
• Customer Fulfillment (The part where our maintenance teams excel!)
• Help the team to achieve and maintain an occupancy of 95% or greater
• Complete 75% or more of all work orders within 48 hours
• Prepare vacant units for occupancy in 7 days or less (non-mass turn) and 17 days or less (mass turn)
• Gives clear directions
• Makes sure you have the necessary tools
• Acts with the greater good in mind
• Delegates appropriately
• Takes time to truly understand your role and how you can help the company
• Meets their expectations clear
• Communicates well
• Has effective meetings
• Meets one-on-one with you quarterly or more, if needed
• Rewards and recognizes your performance
