Job description

Company Overview

Our client is a U.S. property condition reporting company that has been in market for about fifteen years. Property management companies hire them as the neutral third party: field technicians visit rental properties, document condition with structured photo checklists, and deliver clear, professional reports that property managers, owners, and residents can all trust. Central scheduling and operations are run by a team of under fifty, supported by a growing network of field technicians across many U.S. markets.

Your Role

This is hourly field work built around a route of scheduled visits. You drive to rental properties, walk each one with a structured checklist, and capture the photos and notes that become the official condition report.

No inspection background is required: the checklist tells you what to look at, training covers the standards, and reports get reviewed, so you learn quickly what a complete one looks like.

Your judgment matters as much as the checklist. You notice the details a rushed visit would miss, explain the process to residents in a friendly, professional way, and make sure urgent safety concerns reach the right team fast. A good day ends with clean routes completed on time and reports that property managers can act on the same day they land.

You'll
  • Drive a planned route between scheduled properties, both occupied and vacant
  • Walk each property with a checklist and document condition, damage, and maintenance needs
  • Capture photos and notes clear enough to review without another site visit
  • Flag safety concerns right away so urgent issues get handled fast
  • Verify unit, area, and inspection type so every report matches the right property
  • Communicate access or site updates early so schedules stay on track
  • Keep your field equipment charged and ready through the day
You Bring
  • A reliable vehicle and a valid driver's license, since you move between properties through the day
  • Comfort taking clear, well-framed photos on a mobile app
  • An eye for detail that holds up across back-to-back visits
  • A friendly, professional manner with residents and site contacts
  • Clear, factual written notes in plain English
  • Reliability with scheduled visits, and early communication when plans change
  • Openness to a standard background check, since technicians enter residents' homes
Bonus Points
  • Any background in property management, maintenance, real estate, or home services
  • Experience with mobile inspection or checklist applications
What's Offered
  • Hourly pay – typical for this kind of work is around $17 to $20 USD per hour, depending on location and experience; share the rate that fits and we'll go from there
  • Scheduling built around your availability: you share the times you can work, and visits are assigned within them, each with a morning or afternoon window
  • Training, structured checklists, and documented standards, so you know from the start what a complete report looks like
  • Independent field work: once visits are assigned, you are on your own route, not in an office
