Job summary

IMM - Investors Management & Marketing in Bismarck, ND is seeking a Custodian / Groundskeeper to maintain clean, safe, and appealing grounds and building exteriors. You will assist with light maintenance, waste removal, weed control, and basic upkeep of supplies and equipment, ensuring a professional appearance and compliance with safety standards.

Responsibilities include completing scheduled work orders, keeping interiors and exteriors tidy, assisting with apartment readiness, and reporting

Qualifications

• Able to take direction and absorb information quickly.

Responsibilities

• Assist in keeping grounds and buildings clean; remove litter and dirt; weed control and spraying for weeds/insects.
• Light snow removal, sanding and salting; cleaning or replacement of filters; exterior surfaces and doors cleaning.
• Daily upkeep of property buildings and grounds including trash and dog waste removal.
• Complete scheduled recurring work orders to maintain cleanliness.
• Care, maintenance and inventory of supplies and equipment owned by the property/management company.
• Assist with light apartment maintenance.
• Prepare apartment units for tenancy and make-ready tasks.
• Report unusual or extraordinary circumstances regarding the property or residents.
• Maintain property uniform and professional appearance; courteous, efficient response.
• Operate within OSHA standards and company safety policies.
• Know management and property community policies.
• Use work order systems; update status and close tasks when completed.
• Assist with preventative maintenance.
• Other duties as assigned.
