Job summary

American Avenue Property Management LLC is seeking a Maintenance Technician to support single-family rental homes in the Kansas City area. You will handle HVAC, plumbing, electrical, carpentry, and appliance tasks with a high degree of autonomy.

The role offers a guaranteed 40-hour workweek, mileage reimbursement, quarterly bonuses, strong health coverage from day one, and a starter PTO of two weeks, increasing with tenure.

Qualifications

• 3+ years multi-trade maintenance experience (apartment, SFR, or trades background).
• Confident in at least 3 of: HVAC, plumbing, electrical, carpentry, appliances.
• Own truck or van with own hand tools (reimbursed + $0.76/mile).
• Valid driver’s license; on-call ready; background check.
• EPA 608 Universal certification is a big plus.

Responsibilities

• Maintain HVAC, plumbing, electrical, carpentry, and appliance repairs in single-family rentals across Kansas City.
• Handle turns/make-readies between residents with autonomy.
• Perform inspections, secure homes, vacancy/wellness checks, and move-in/out meetings.
