Job summary

Greystar is seeking a Property Manager to oversee day-to-day operations of a designated property in Philadelphia. You will lead the property team, manage budgets, monitor revenues, and ensure compliance with applicable laws and company policies.

You will drive leasing strategies, maintain occupancy targets, and coordinate with owners and housing partners. The role requires 4-6 years in property management and a related degree, with strong leadership and communication skills.

Qualifications

  • M.Ed or Bachelor’s/Master’s degree in Business Management, Communications, or related field from an accredited college or university.
  • 4-6 years minimum of relevant experience in residence life and/or property management.
  • Knowledge of equity and inclusion issues and laws that impact higher education and particularly community living (FERPA, all gender spaces, Title IX, affinity-based living learning communities, ADA compliance).
  • Ability to implement problem solving strategies to manage everyday residential challenges such as crisis response, conflict management, community development, and student/family concerns.
  • Compassionate and diplomatic with excellent written and verbal communication skills.
  • Detail-oriented and self-motivated with the ability to work independently, as a leader, and a collaborative member of a team.

Responsibilities

  • Provides input into the development of budgets for the property by analyzing financial statements and market information.
  • Sets rent rates, collects payments, and reviews monthly financial status reports.
  • Approves invoices and ensures insurance certificates; coordinates with vendor and owner relations.
  • Controls expenditures within the approved budget and maintains petty cash.
  • Manages lease enforcement, renewals, inspections, notices, and late fees as per lease terms.
  • Builds relationships with housing officials and university partners to ensure compliance and alignment.
  • Analyzes market trends and implements marketing/leasing strategies to meet occupancy and revenue goals.
  • Promotes resident satisfaction by addressing complaints and service requests promptly.
  • Conducts regular property inspections to ensure safety and appearance standards.
  • Supervises staff, hires, orients, trains, and evaluates performance.
